Villa 12-70 by STUDIO SAHEB is a modern family villa in Iran, blending modular spaces, natural light, and seamless indoor-outdoor living.
Villa 12-70, designed by STUDIO SAHEB under the leadership of Amir Reza Saheb, is a striking modern family villa located in Seyyedābad, near Tehran, Iran. Originally a modest 12 × 12–meter weekend retreat with three bedrooms, the house no longer met the needs of a growing family. The ambitious expansion project redefines the villa, increasing its length to 70 meters and creating a total area of 1,450 m², while maintaining architectural harmony and visual clarity.

The design concept focuses on giving each room an independent identity, reflecting both the family’s need for private spaces and the desire for connected communal areas. Instead of enlarging the original volume, each room is conceived as a distinct white block with a sloped roof, forming a cohesive ensemble. This modular approach creates a legible spatial organization while emphasizing individuality within the villa’s modern architectural language.


At the heart of Villa 12-70 lies a semi-open central gathering space, designed for year-round family activities. A staircase connects this hub to the roof, where an exercise area and additional outdoor space are integrated seamlessly into the architectural composition. The villa’s orientation to the south maximizes natural light throughout the interior while maintaining strong visual connections to the surrounding garden and landscape, creating an open and airy atmosphere.


The material palette emphasizes contemporary minimalism: white surfaces, exposed concrete, wood accents, and extensive glazing contribute to a clean, modern aesthetic. Large windows frame views of the lush garden, while the linear form and repetitive roof slopes establish rhythm and cohesion across the villa’s expanded footprint. The interplay between indoor and outdoor spaces enhances spatial fluidity, allowing the family to engage with nature throughout the day.



Villa 12-70 exemplifies the careful balance between private and communal living in modern residential architecture. By combining modular independence, natural lighting, sustainable spatial planning, and a harmonious material palette, STUDIO SAHEB has transformed a weekend retreat into a fully functional, elegant, and contemporary family home.
