A Modern Refuge in the Heart of Saigon

Nestled within a narrow alley in Ho Chi Minh City, the Timeless House by KAA Design + H2 redefines the urban dwelling experience through a thoughtful dialogue between contemporary architecture, climate-responsive design, and natural material expression. The project emerges as a tranquil retreat amid the city’s intense rhythm — a space that reconnects its inhabitants to the organic essence of living.

Saigon’s humid tropical climate, characterized by intense sunlight, heavy rainfall, and constant urban noise, inspired the architects to design a house that breathes, shields, and nurtures. Their vision was to create a living home — one that responds to its environment and evolves gracefully over time.

Returning to Rawness: The Material Expression

The architectural language of the Timeless House embraces the beauty of imperfection. Its structure features exposed concrete frames, unplastered painted walls, and polished concrete floors — elements that celebrate raw honesty and tactile warmth.

Inside, natural wood defines the interiors, left in its “living” state with visible gaps, knots, and natural warping. These subtle irregularities shift with the climate, echoing the passage of time and reinforcing the architects’ commitment to authenticity.

This combination of brutalist materiality and organic detailing establishes a balance between solidity and softness, creating a calm and grounded atmosphere.

Double-Layer Façade: Shielding and Cooling

Responding to Saigon’s harsh western sun, the façade employs a double-layer design to regulate heat and improve energy efficiency. The outer layer, composed of patterned iron frames, functions as a dynamic shading device that filters light and casts poetic shadows throughout the day.

Behind it, the inner façade provides insulation and privacy, maintaining comfortable interior temperatures while minimizing the reliance on mechanical cooling. Interwoven with lush greenery, the façade also enhances air quality and visually connects the home to its surrounding environment — turning each void and balcony into a pocket of nature.

Natural Ventilation Through Spatial Flow

At the heart of the house lies the staircase, designed not just as a vertical circulation core but as an architectural lung. Its hollowed steps and strategically placed voids enable continuous air movement between floors, ensuring natural ventilation and temperature balance throughout the year.

This vertical openness is complemented by wide atriums and interconnected corridors, encouraging cross-ventilation and spatial dialogue between private and communal zones.

Layered Living: Spatial Organization and Functionality

The Timeless House unfolds across multiple levels, each with distinct yet interconnected purposes:

  • Ground Floor + Mezzanine: The lower level functions as an office space, characterized by a double-height void that enhances spatial continuity and natural airflow — ideal for productive yet relaxed working conditions.
  • Second Floor: Dedicated to staff accommodation, this level ensures comfort and privacy while remaining visually connected to the rest of the home.
  • Third – Fourth Floors: These upper residential levels house the family living spaces — including the living room, kitchen, and bedrooms — arranged around open atriums that promote interaction and visual connectivity.
  • Rooftop Garden: Crowning the home, the roof terrace serves as a green oasis, where vegetables and fruit trees grow alongside seating areas, offering a communal space for family gatherings and quiet reflection above the cityscape.

A House That Breathes and Belongs

The Timeless House exemplifies how architecture can harmonize with climate, culture, and lifestyle. Its design respects Vietnam’s tropical context while celebrating modern craftsmanship and timeless materials.

By blending passive cooling strategies, natural ventilation, and biophilic design, KAA Design and H2 have crafted more than a home — they have created an urban sanctuary that invites calmness, resilience, and connection in the midst of Saigon’s vibrant energy.
