400 Wood Road Renovation Design: A State-of-the-Art Transformation

In 2019, Balance Architects embarked on the transformation of 400 Wood Road, a dated office and warehouse complex in Braintree, Massachusetts, into a cutting-edge GMP (Good Manufacturing Practice) and life sciences facility. Spanning 58,000 square feet, the project reimagined the space to accommodate modern manufacturing and life sciences needs. Today, it houses two prominent tenants: Integra LifeSciences, a leader in neurosurgery, and First Electronics Corporation (FEC), a Boston-based manufacturer specializing in high-grade cabling.

Stripping Down to Essentials: Redefining the Building’s Core

The redesign began with stripping the building down to its fundamental structural elements: the slab, steel columns, and roof. The original facade, marked by dented metal panels and outdated masonry, was completely reimagined. Overgrown landscaping and limited windows contributed to a dark and uninviting interior, which was further hampered by a disorganized layout of cubicles and corridors.

Balance Architects aimed to redefine the space, bringing light and openness into the building. Large windows were installed across the facade, and a fully glazed, double-height entry was introduced to flood the interior with natural light. On the warehouse side, a curtain wall spanned the length of the loading bay, ensuring even industrial areas benefitted from daylight.

Energy Efficiency and Aesthetic Excellence

The design team prioritized energy efficiency by constructing a high-performance building envelope. Insulated metal panels and a terra cotta rain-screen system were employed, with all insulation placed on the exterior. Terra cotta tiles, carefully sized and colored, added texture and subtle movement to the facade. The intricate installation process was akin to assembling a large jigsaw puzzle, handled expertly by Weston Architectural Supply.

Reinventing Interiors for Collaboration and Productivity

For First Electronics Corporation, the revitalized facility offered a unique opportunity to rethink its operations. The company’s manufacturing workflows and office layouts were overhauled to foster collaboration and connectivity among its teams. A prominent interior curtain wall was installed, creating visual links between manufacturing, assembly, and engineering spaces.

Natural light now permeates every corner of the manufacturing floor, a stark contrast to the previous dimly lit environment. The redesign not only improves employee morale and productivity but also reflects FEC's commitment to innovation and excellence.

The new lobby serves as a hub of activity, designed to welcome employees and visitors alike. A barrel-vaulted ceiling spans the front section of the building, seamlessly connecting various areas while providing an open, airy feel. This striking design feature underscores the project’s focus on openness, unity, and forward-thinking design.
