The 4Viertel Residential and Commercial Development in Emmenbrücke, Switzerland, is a landmark project by Lussi + Partner AG, redefining the Seetalplatz district with a vibrant mixed-use urban environment. Completed in 2023, the 53,240 m² development expands the historic Viscos area, transforming an industrial landscape into a dynamic neighborhood where living, working, culture, and leisure coexist.

Designed to preserve the area’s industrial essence while embracing contemporary architecture, 4Viertel introduces a new urban identity rooted in material honesty, spatial diversity, and social interaction.

A New Urban District Built on Industrial Heritage

Located at Seetalplatz, the project acts as a prominent gateway into the emerging neighborhood. It enhances the existing urban fabric by introducing plazas, pedestrian alleys, and interconnected public spaces that echo the site’s historical character. Alongside the preserved cinema building, three new architectural volumes collectively provide 45,000 m² of net floor space, accommodating residential units, shops, offices, restaurants, and leisure facilities.

By merging industrial memory with modern urban planning, 4Viertel strengthens Emmenbrücke’s evolving identity while fostering community engagement and accessibility.

Architectural Identity: Industrial Character Reinterpreted

The architectural language of 4Viertel draws directly from Viscosistadt’s industrial legacy. Large-scale volumes, precise geometries, and robust materials define the ensemble. The buildings form the southern boundary of the district, designed to create visual harmony and urban cohesion.

A key feature of the design is the rational facade expression, characterized by concrete pilasters that create vertical rhythms and unify the different structures. Combined with articulated stairwells, rooflines, and canopies, these elements break down the building mass and contribute to the district’s strong architectural identity.

The material palette reinforces the stone-like presence of the architecture, featuring:

  • Brick
  • Limestone
  • Plaster
  • Exposed concrete
  • Ceramics
  • Metal accents

Muted gray tones further strengthen the cohesive visual identity and reference the industrial past while maintaining a contemporary aesthetic.

South Building: A Landmark Tower Anchoring Viscosistadt

The southern building, distinguished by its high-rise tower, marks the formal entrance to Viscosistadt from Seetalplatz. Beneath its elongated arcade lies the primary access to the center, which accommodates the cinema complex and anchors the development socially and culturally.

A welcoming urban plaza forms at the intersection of Gerliswilstrasse and Seetalplatz, enhancing walkability and wayfinding. Upon entry, a tall, light-filled lobby guides visitors up a grand staircase to the main foyer of the center.

The upper floors host loft-style apartments, where exposed concrete walls and glass block details maintain the raw industrial ambiance. On the ground floor, commercial units activate the streetscape and contribute to the lively urban atmosphere.

The tower’s facade is defined by tectonic vertical pillars, with brick masonry set between the concrete frames. This approach introduces fine-grain detail, material depth, and a clear connection to the site’s industrial roots.

North Building: A Layered Urban Block with Hybrid Living and Working Spaces

The northern building forms a narrow alley separating it from the existing cinema complex, creating a human-scaled passageway reminiscent of European urban centers. A bridge spans between the two structures, linking the building directly to the foyer of the center.

Public access routes, covered walkways, and clearly defined stairwells reinforce the district’s permeability and intuitive circulation. The upper floors contain flexible service and commercial spaces, illuminated through green atriums that bring natural light deep into the building’s interior.

Above these levels, a collection of loft apartments offers diverse layouts and spatial configurations. Bridges and a shared green rooftop terrace connect the different volumes, promoting social interaction and offering residents elevated outdoor spaces with urban views.

The north building’s envelope—brick facades, pronounced pilasters, and concrete lintels and cornices—ties it visually to the rest of the development while grounding it in a timeless material expression.
