The AFF Kornversuchsspeicher, a listed warehouse building dating back to the late 19th century, has undergone a remarkable transformation by AFF Architects. Located in Berlin, this historic grain storage facility has been carefully renovated and converted into unique contemporary office spaces while preserving its architectural heritage. The project showcases the integration of historical preservation and modern design, offering a glimpse into the beginnings of concrete construction technology in Germany.
The restoration process involved meticulous attention to detail, with the refurbishment of the brick façade and restoration of the internal concrete structure. Through a series of spatial interventions, the building has been adapted for contemporary use, providing functional and inspiring office spaces that embrace the building's historical significance.
One notable intervention is the addition of a striking rooftop extension, which is based on historical documentation of the original lantern roof structure. This addition restores the original ridge height, enhances the building's presence, and strengthens its urban character. The rooftop extension features two spacious terraces that offer breathtaking views of the nearby Spree and Europa cities, providing occupants with a unique outdoor experience.
The restoration of the façade involved meticulous work to restore the historic English brick bond pattern, supplemented by necessary repairs and insulation using calcium silicate boards. Existing windows were carefully restored or replaced according to historical models, ensuring the preservation of the building's architectural integrity. Large-format openings were introduced to allow ample daylight into the interior spaces, creating a bright and welcoming atmosphere.
To accommodate the new programming, the building required structural modifications, including the partial deconstruction of the slab ceilings on every second floor of the extension. This intervention enabled the creation of generous room heights and preserved the impressive funnel-shaped ceiling, adding to the unique character of the space. Steel construction was used to build new gallery levels, providing high-quality work areas on two levels and zoning the interior space effectively.
The installation of a service core, including a staircase, elevator, and sanitary facilities, was strategically positioned at the junction of the two building parts. This central core connects the levels of both building sections, with its design referencing the façade profiling of the new extension. Exposed concrete and staggered board cladding further enhance the aesthetic appeal of the service core, integrating it harmoniously within the overall design.
