Reviving a District: From Isolation to Connection

In Vienna’s Alsergrund district, the Althan Quartier Francis by Delugan Meissl Associated Architects (DMAA) breathes new life into the former Franz-Josefs-Bahnhof terminal and its office complex. Once a barrier dividing neighborhoods, the structure has been reimagined into a transparent, mixed-use urban hub—a symbol of adaptive reuse and ecological innovation.

The project unites architecture, sustainability, and urban connectivity. By choosing transformation over demolition, the architects significantly reduced the project’s carbon footprint, preserving the existing concrete and steel framework while enhancing the building’s interaction with its surroundings.

Ecological Sustainability and CO₂ Savings

Sustainability lies at the heart of Althan Quartier Francis. The conversion prevented approximately 18,625 tonnes of CO₂ emissions, achieving a 67% reduction compared to demolition and reconstruction. Through intelligent reuse, the project saved 122,480 tonnes of concrete and 10,944 tonnes of steel—a milestone in sustainable architecture.

This approach aligns with Vienna’s commitment to carbon-neutral development, demonstrating that urban renewal can harmonize ecology and functionality. Additionally, renovation over replacement avoided nearly 10,000 truck trips, minimizing dust, noise, and disruption to local residents.

Reading the Past, Designing the Future

Before design began, DMAA conducted a deep analysis of the original 1970s Karl Schwanzer structure using Building Information Modeling (BIM). This digital twin revealed the immense structural potential of the existing reinforced concrete skeleton, paving the way for a refined, modern adaptation.

The mirrored façade and oversized staircase, once symbols of corporate isolation, were replaced with silky-matte stainless steel cladding and welcoming terraces. These interventions introduced a softer, more open architectural language while honoring the geometry of the original form.

Human-Centered Urban Renewal

A major goal of the redesign was to reconnect divided neighborhoods. The new Althan Quartier introduces walkable plazas, semi-public spaces, cafes, and barrier-free pathways, transforming the former bank complex into a vibrant, accessible heart of the district.

The raised plaza—nine meters above street level—links Spittelauer Platz, Lichtentaler Platz, and Julius-Tandler-Platz, enhancing pedestrian flow and urban quality of life. Restaurants, offices, and retail units now coexist within a bright, inclusive environment.

Architectural Form and Function

The building’s façade transformation creates visual transparency and tactile warmth. The new terraces provide outdoor spaces for leisure and collaboration, symbolizing openness and community. The two-story rooftop extension, subtly integrated into the original form, expands the usable area while preserving the building’s proportional integrity.

With eight office floors offering 40,000 m² of flexible space, the project maximizes adaptability. Spacious interiors with 3.5-meter ceiling heights invite natural light, while the underground logistics yard keeps surface traffic minimal—enhancing safety and comfort.

Intelligent Design and Sustainability

The existing column grid (10-meter spacing) and modular slabs provide unmatched flexibility in floor planning. Combined with advanced insulation, seismic upgrades, and energy-efficient HVAC systems by ICE Project Group, the building meets the highest standards of safety and comfort.

Althan Quartier Francis proudly holds the ÖGNI Gold Certification, affirming its excellence in ecological responsibility, resource efficiency, and long-term urban value.
