In the heart of Inverness, Scotland, a once-overlooked roadside brownfield site has been transformed into a stunning mixed-use development by renowned architects Loader Monteith. This visionary project serves as both the headquarters for H&I Adventures, an international mountain bike tour operator, and two low-energy private residences that embrace contemporary sustainable architecture.

Masterplan: Blending Work and Living Spaces
The 5,600-square-meter plot is nestled to the west of Inverness, offering breathtaking views of the Beauly Firth. Recognizing the site’s potential, H&I Adventures' founders, Catherine Shearer and Euan Wilson, collaborated with Loader Monteith, a firm known for its expertise in adaptive reuse and energy-efficient construction. Their objective was to establish a functional yet aesthetic headquarters while integrating eco-friendly residential spaces.


A Modern Office That Reflects Scottish Design Excellence
The two-story office building is designed to be more than just a workspace—it serves as a welcoming hub for international adventure travelers. Clad in burnt larch timber with striking Corten steel accents, the structure harmonizes with its natural surroundings. Expansive floor-to-ceiling glazing enhances daylight penetration, offering panoramic views of the landscape.

Key Features of the Office Building
- Strategic Layout: The ground floor accommodates a bike workshop, showers, changing rooms, and a kitchen with a breakout area, fostering a sense of community.
- Sustainable Interiors: A warm material palette of ochre, graphite, and timber cabinetry is complemented by polished concrete flooring and clean white walls, ensuring a modern yet timeless aesthetic.
- Functional Workspaces: The first-floor office comfortably seats up to 10 staff members, with black worktables positioned for optimal views of Beauly Firth. Additional glazing sections promote passive ventilation and natural illumination.


Low-Energy Homes with a Sustainable Vision
Perched at the highest elevation of the sloping site, the two private eco-homes maximize waterfront views while maintaining a clear separation between residential and professional spaces. The first home, completed in 2022, sets the standard for sustainable housing, while the second is scheduled for construction in 2024.

- Z-Shaped Layout: The open-plan kitchen and living area seamlessly integrate with the sloping terrain, featuring custom-built dining seating and large sections of triple glazing for ample natural light.
- Smart Material Use: A sophisticated combination of timber battens, slender metal accents, and a distinctive butterfly roof define the home’s visual identity.
- High Energy Efficiency: Built using timber frame construction, the residence is highly insulated, reducing heat loss. An air-source heat pump, coupled with triple glazing, ensures optimal thermal performance.
