Arrive Nuñez Apartments: A Masterpiece
The Arrive Nuñez Apartments in Buenos Aires blends innovative design, landscape integration, and functional layouts for modern urban living.
The Arrive Nuñez Apartments, designed by Israel & Teper Arquitectos, is a contemporary residential project located in Buenos Aires, Argentina. Completed in 2022, the building spans 2,460 m² and exemplifies innovative design principles, redefining the experience of urban living through its emphasis on spatial harmony, functionality, and nature integration.

Design Philosophy: Prioritizing Arrival and Open Spaces
The core concept of the project is to reimagine the arrival experience by creating a seamless connection between residential units and their surroundings. Although the project was conceptualized before the pandemic, its design inherently responds to a post-pandemic lifestyle, emphasizing:
- Expansive open spaces.
- Enhanced common areas with landscape design.
- Units conceptualized as individual homes within a larger complex.
These features prioritize interaction with nature and create a cohesive balance between public and private spaces.

Zoning and Spatial Configuration
The R2b1 zoning regulations were skillfully utilized to maximize the buildable area while creating dynamic spaces. The design leverages:
- Double-height ceilings, offering spacious and airy interiors.
- A division into two main volumes, connected via access bridges that overlook landscaped interiors.
- Optimized layouts that ensure functional and aesthetic efficiency.

Layout and Circulation
The building’s layout enhances its functionality and aesthetic appeal:
Ground Floor
- A semi-covered entrance area features landscaped pathways guiding residents to the staircase and elevators.
- Flower beds are strategically placed to enhance the circulation experience.
Basement
- Features parking spaces and a multipurpose room connected to English courtyards. These courtyards bring natural light into the basement and extend the landscape concept.
Common Areas
- The front terrace includes a communal pool, surrounded by a solarium, lawn, and flower beds, ensuring residents can relax and connect with nature.

Material Palette and Structural Innovations
Material Choices
The building’s design is characterized by a minimalist and elegant material palette:
- Concrete: The dominant material, offering durability and a modern aesthetic.
- Floor-to-ceiling windows: Ensure abundant natural light and establish strong indoor-outdoor relationships.
Structural Design
- Inverted slabs and beams: Utilized to achieve flat ceilings in expanded areas, maintaining a sense of spatial continuity.
- The cross-sectional design ensures both structural integrity and visual appeal.

Landscape Integration and Amenities
A unique aspect of the Arrive Nuñez Apartments is its integration with nature:
- Landscaped common areas create a serene environment for residents.
- Flower beds, green terraces, and courtyards enhance the sense of openness.
- The communal pool and solarium serve as focal points for relaxation and community interaction.
