Nestled along the scenic North Norfolk coast, the Blue House, designed by Studio 163, is a stunning example of a deep retrofit house design. Originally a village butcher's shop, this house has been reimagined into a modern family retreat, combining historical charm with cutting-edge sustainability. Completed in 2024, the renovation respects the building’s local context, offering panoramic views of the Brancaster marshes while modernizing its infrastructure for contemporary living.

Revitalizing a Historic Structure

The Blue House renovation represents an ambitious transformation of an old structure into a functional, family-oriented home. The original building, which had been combined with an adjoining terrace to form Prospect House, had its own distinct history. The design brief called for a deep retrofit—an approach that reworks almost every aspect of the house, except for its shell. This transformation aimed to cater to the needs of a large family with varying needs, featuring spaces like a dormitory room for children, improved circulation, and a redesigned layout to maximize the northern views of the coastline.

Optimizing the Coastal Views

One of the primary challenges of the original house was the positioning of windows. The room facing the sea had low, knee-height windows that obstructed the spectacular views of the marshy landscape. The project’s goal was to correct this by repositioning the living spaces and reorienting the house towards the north, where the best views of the coast are located. The design carefully considers the need to open up the house to these stunning vistas, while still maintaining a balance with the neighboring large coastal properties, ensuring the new views are integrated harmoniously into the landscape.

Sustainable Design Choices

In addition to enhancing the visual experience of the house, the design focuses on sustainability and energy efficiency. The entire house underwent a comprehensive retrofit, which included the installation of internal insulation throughout the existing structure and the use of an air-source heat pump for heating. These environmentally-conscious decisions reduce the building's carbon footprint while improving the comfort of the space. The integration of modern technologies within the existing structure is a perfect example of how to blend old and new in architectural design.

Preserving the Essence of the Building

Despite the significant changes made to the interior, the exterior of the Blue House retains its original character. The renovation was carried out in close consultation with the local Conservation Officer to ensure the building’s architectural integrity was preserved. The project successfully modernized the house without compromising its historical charm. A two-storey gable end was added to accommodate the redesigned layout, but from the outside, it is nearly impossible to tell that a major transformation has taken place. The result is a timeless, enduring design that remains in harmony with the local environment.

Interior Design and Materials

The interior of Blue House is designed to evoke a calming and minimalist aesthetic, with an emphasis on high-quality materials and thoughtful details. Every room was individually designed to cater to the needs of the family and guests. Some areas, like the mezzanine, serve as social spaces, while others offer quiet, contemplative rooms with direct connections to the surrounding landscape. In the bathrooms, bold design choices allow high-end materials to shine, creating a luxurious experience. Throughout the house, the restrained design is balanced by moments of artistic expression in key spaces.

The Blue House project is a prime example of how a deep retrofit house design can successfully modernize a historic building while maintaining its connection to the past. Studio 163’s careful attention to detail, commitment to sustainability, and respect for the local context have resulted in a beautifully transformed space. The house is a perfect retreat for its owners, offering modern comfort, stunning views, and a deep connection to the North Norfolk landscape.
