A Cutting-Edge Campus for Innovation and Collaboration
Located in the heart of the South San Francisco biotechnology corridor, the Healthpeak Properties Vantage Campus by Flad Architects redefines the relationship between science, architecture, and community. Designed as a purpose-built life science campus, the project nurtures groundbreaking discoveries and fosters collaboration between the region’s academic, commercial, and industrial research institutions.
Spanning 364,000 square feet, the campus represents a significant milestone in biotech architecture, blending sustainable innovation, flexible workspace design, and architectural sophistication to meet the evolving needs of modern research environments.


Architectural Concept and Campus Design
Opened in 2024, the Vantage Campus comprises two primary buildings—a five-story and a six-story structure—totaling 322,000 square feet of state-of-the-art laboratory and office facilities. Each building offers adaptable floor plans, allowing tenants to customize workspaces for their unique operational requirements.
At the center of the campus lies The Hangar, a 42,000-square-foot amenity building that serves as the social hub and gathering point for the community. Inspired by the industrial heritage of South San Francisco, The Hangar’s design recalls the geometry of airplane hangars, combining raw material expression with modern detailing.


The Hangar: The Heart of the Campus
The Hangar provides a diverse mix of amenities, including a rooftop bar, food hall featuring local chefs, conference facilities, and a fitness center—all organized around a striking central monumental stair in a double-height open lobby.
The metal panel façade and large glass openings ensure strong visual connections between indoor and outdoor spaces, encouraging collaboration and relaxation in equal measure. The design promotes flexibility, daylighting, and interaction—principles that lie at the heart of contemporary workplace architecture.


Sustainable Urban Design and Landscape Integration
The Vantage Campus emphasizes community connectivity through a dynamic pedestrian plaza that weaves between the buildings. These outdoor areas act as extensions of the workplace, providing flexible zones for informal meetings, recreational breaks, and outdoor events.
Beyond aesthetics, the landscape architecture supports environmental well-being and fosters a sense of belonging among tenants and visitors. The overall layout creates a cohesive ecosystem of productivity, sustainability, and social engagement.


Façade Performance and Energy Efficiency
Flad Architects employed an innovative façade system inspired by crystalline structures, where glass panels transition from solid to transparent as one moves around the buildings. This kinetic visual quality enhances the site’s modern identity while optimizing energy performance.
Through articulated fins, frit patterns, and solid spandrels, the façade system balances solar heat gain and daylight control, reducing dependence on HVAC systems and artificial lighting. This approach exemplifies the project’s commitment to high-performance sustainable design and LEED Gold certification standards.


Vision for the Future
The master plan envisions six total buildings encompassing more than 1.6 million square feet, establishing Vantage as a next-generation life science campus. Each building will achieve LEED Gold certification, symbolizing a continued investment in green building practices, energy efficiency, and tenant well-being.
Once complete, the Healthpeak Properties Vantage Campus will not only stand as an architectural landmark in South San Francisco but also as a model for the future of biotech workplace design, merging innovation, sustainability, and human experience into one cohesive vision.
