Heart of the Waalsprong Housing Complex by De Zwarte Hond
A mixed-use urban center in Nijmegen combining housing, retail, and climate-adaptive public spaces with refined brick architecture and sustainable design.
The Heart of the Waalsprong Housing Complex, designed by De Zwarte Hond, emerges as the new civic and social core of Nijmegen-Noord in the Netherlands. Completed in 2024, this expansive 67,000-square-meter mixed-use development redefines contemporary urban living by seamlessly integrating housing, retail, public amenities, and climate-adaptive landscape design into a cohesive and human-scaled town center.
Commissioned by AM and VanWonen, the project responds to a critical urban question: how can a large-scale shopping and residential complex function not merely as infrastructure, but as a pleasant, lively town where people genuinely feel at home?

Creating a Contemporary Town Atmosphere
At the heart of the design strategy is the ambition to transform a potentially monolithic shopping center into a cosy, walkable urban environment. Rather than prioritizing singular functions, the project carefully layers retail spaces, supermarkets, logistics, parking, and residential units within a finely tuned architectural composition.
The ground-floor plinth plays a central role, activating the public realm with shops and everyday services, while a diverse range of housing types rises above. This vertical stacking of programs allows density without sacrificing comfort, intimacy, or accessibility. According to urban planner and partner Jeroen de Willigen, the success of the project lies in embracing complexity and resolving it through what he describes as “everyday natural architecture”: spaces that feel intuitive, welcoming, and lived-in.

High-Quality Public Space and Landscape Integration
Landscape design by De Urbanisten is integral to the identity of the Heart of the Waalsprong. A carefully choreographed green route connects the central shopping square to the Waal River, incorporating wadi systems, planted squares, and gardens that support water management, biodiversity, and everyday recreation.
This climate-adaptive public space not only enhances environmental resilience but also strengthens the social fabric of the neighborhood, encouraging walking, cycling, and informal encounters throughout the day. The result is an urban center that remains animated beyond peak shopping hours, fostering a consistent sense of liveliness, even during quieter moments of the week.

Visibly Sustainable Urban Living
Sustainability is embedded across the entire masterplan. Cyclists and pedestrians are prioritized, supported by strong connections to public transportation networks, reducing reliance on cars and reinforcing the area’s urban accessibility.
Energy generation is largely local and renewable, with more than 1,200 photovoltaic panels supplying electricity to both the shopping center and residential units. In line with contemporary Dutch sustainability standards, the apartments and supermarkets are completely gas-free, contributing to reduced emissions and long-term environmental performance.

Refined Brick Architecture Rooted in Local Identity
The architectural expression of the Heart of the Waalsprong is grounded in Nijmegen’s rich brick-building tradition. The Donk and Elft apartment blocks, designed by De Zwarte Hond, frame the central square and house a combination of shops and apartments. Despite their size, these buildings are carefully broken down through setbacks, articulated rooflines, material variation, and urban accents, ensuring a human-scaled presence within the public realm.

A collaborative design process brought together multiple architectural practices: including BRINK architecture & urbanism, Korth Tielens Architects, Level of Detail, and Monadnock, resulting in a coherent yet varied urban ensemble. A shared commitment to red-tinted brick façades and rich detailing, inspired by the work of Nijmegen architect Oscar Leeuw, reinforces the project’s local character.
Deeply recessed openings, expressive brick plasticity, and finely crafted façade details lend each building a distinct identity while collectively advancing Nijmegen’s contemporary brick architecture. The result is an urban fabric that feels both familiar and forward-looking, rooted in place, yet unmistakably modern.
