Industrial Street Villa, designed by Case Studio for Architecture, is a striking 119 m² residential project located in Naujoji Vilnia, a former industrial district on the eastern edge of Vilnius, Lithuania. The neighborhood is a dramatic meeting point between the lush Vilnia River valley and a rugged landscape shaped by railways, factories, and tightly arranged workers’ housing. This intense contrast became the conceptual backbone for the project, inspiring the architects to create a home that both acknowledges and elevates its industrial surroundings.

The name “Industrial Villa” reflects its dual identity: a robust concrete structure with a refined, villa-like quality. Its unmistakable silhouette adds a distinctive “concrete crown” to the skyline, blending into an urban fabric defined by chimneys, warehouses, and buildings awaiting adaptive reuse.

Industrial Materiality and Prefabricated Construction

The design draws directly from the material culture of Naujoji Vilnia. Three-layer prefabricated concrete panels form the building envelope, echoing nearby factories while supporting a sustainable and efficient assembly process. All concrete components were manufactured 30 kilometers from the site and transported for rapid on-site installation, significantly reducing waste, resources, and construction disruptions.

This industrial logic extends to the lighting strategy: sawtooth windows, commonly used in factories for natural illumination, are reinterpreted within the residence. These openings introduce soft daylight into the staircase and bathroom while creating ambient illumination for the bedrooms, transforming a typically utilitarian feature into a domestic architectural gesture.

Raw Concrete Meets Warm Wood Interiors

Inside and out, concrete remains the primary finish, reinforcing the project's industrial narrative. To balance this, all touchable surfaces: including flooring, cabinetry, countertops, and bathroom elements, are crafted from natural wood. The tactile warmth of timber contrasts beautifully with the rawness of concrete, creating a grounded, calming atmosphere.

Expansive windows facing the river valley allow nature to counterbalance the industrial context. The result is a lifestyle that feels both grounded and leisurely, echoing the serenity associated with traditional villas.

Spatial Fluidity Through Circular Planning

The ground floor follows a circular plan that promotes fluid, uninterrupted movement. Sliding glass windows on three sides dissolve boundaries between interior spaces and the surrounding landscape, emphasizing openness and flexibility. On the upper floor, double sliding wooden doors allow the rooms to be fully enclosed or opened to create larger, continuous spaces without occupying additional area when retracted.

This spatial strategy enhances circulation, maximizes natural light, and supports adaptable living.

Long metal “tongues” attached to the roof guide water to fall freely onto a pebble-lined “dry river bed” on the property’s blind side. The one-meter-deep channel collects stormwater, stores it temporarily, and allows it to gradually permeate the soil, enhancing groundwater recharge and reducing runoff impact.
