Juf Nienke Apartments by RAU + SeARCH – Sustainable Prefabricated Timber Housing in Amsterdam

Located in the heart of Amsterdam, Juf Nienke Apartments by RAU + SeARCH is a groundbreaking residential project that redefines sustainable urban living. Completed in 2023, this innovative development spans 6,150 m² and offers a mix of prefabricated timber apartments, combining modern design, circular construction, and nature-inclusive architecture. The project was led by architects Bjarne Mastenbroek and Thomas Rau, with stunning photography by Stijn Poelstra capturing its unique aesthetic.


Prefabricated Timber Modules and Adaptive Housing
The building is composed of fully prefabricated timber modules, stacked in diverse configurations to create single-module apartments and multilevel homes. Out of 61 apartments, half are dedicated to teachers and essential service workers—including healthcare professionals, police officers, and educators—while the remaining 31 units serve as private-sector rentals for families.
By utilizing HSB and CLT timber construction, the modules are fully demountable and can be adapted or expanded in the future. The project showcases energy-positive living, low environmental impact materials, and biobased, recycled resources, contributing to a healthy, sustainable urban lifestyle.


Circular Design and Community Spaces
'Juf Nienke' embodies circular and nature-inclusive architecture, featuring a 15-meter-high wooden structure atop a concrete plinth with a semi-underground parking garage. The building integrates 25 car spaces and 246 bicycle spots, supporting Amsterdam’s green mobility goals.
Residents access their homes via a grand staircase leading to a raised timber deck, which functions as a communal street, connecting three housing blocks and overlooking a quiet central courtyard. This shared terrace and green space is enriched with biodiverse plantings, bat niches, and bird habitats, fostering urban ecology while encouraging community interaction.
The double-height transparent plinth hosts cafés, shops, shared workspaces, studios, and tutoring areas, blending residential living with urban amenities and enhancing the vibrancy of the neighborhood.

Sustainability and Environmental Impact
Constructed entirely from timber, the apartments store over 580,000 kg of CO2, actively contributing to climate change mitigation. Prefabrication significantly reduces construction waste, minimizes site disturbance, and shortens building time. The green roofs, permeable surfaces, and courtyard vegetation maximize water retention, while photovoltaic panels produce 140 kWp of renewable energy.
By merging innovative prefabrication, circular construction, and biophilic design, Juf Nienke Apartments sets a new benchmark for sustainable urban housing in Amsterdam and demonstrates how architecture can positively impact both people and the planet.
