Located in Islamabad, Pakistan, Karachi Steel Industries is a 55,000 ft² industrial renovation completed in 2025 by DB Studios in collaboration with Modative Design Studio. Led by architects Mohammad Saifullah Siddiqui, Mohtasim Rehman, and Zaigham Khurshid, the project redefines conventional warehouse architecture by transforming a utilitarian steel facility into a powerful expression of brand identity, innovation, and spatial clarity.

Reimagining Industrial Architecture in Pakistan

Set within a dense industrial environment marked by noise, soot, and dust, the original warehouse lacked a coherent architectural language. Rather than simply refurbishing the structure, the design team adopted an observational approach, rethinking how steel production could be spatially and visually represented.

The goal was not just renovation but repositioning the perception of the steel industry: from heavy, chaotic infrastructure to an organized, resilient, and forward-looking industrial campus.

A Striking Corrugated Façade and Space Frame Vestibule

The defining architectural gesture is the introduction of a bold corrugated façade combined with a dramatic space frame vestibule at the entrance. Hovering above the existing grey industrial volumes, the space frame establishes a powerful threshold between the exterior’s harsh environment and the interior’s controlled workspace.

This sculptural steel structure creates a dynamic interplay of light and shadow while symbolically embedding the strength and flexibility of steel into the building’s architectural identity. The geometric precision of the joinery details enhances both structural performance and aesthetic expression, turning the entry sequence into an immersive transition experience.

The vestibule functions as more than an entry point, it becomes a spatial pause, allowing visitors and employees to shift from the noise and dust of the industrial yard into a cohesive, thoughtfully designed interior.

Landscape as Industrial Relief

A key innovation in the project is the integration of landscape architecture within the warehouse environment. In collaboration with Israr & Associates Landscape Architecture Practice, pockets of greenery were inserted throughout the site to counterbalance the visual and environmental harshness of the steel production setting.

Refurbished shipping containers fitted with expansive glazing were repurposed as buffer zones, introducing daylight and views into the workspace. These green pockets soften the industrial atmosphere, reduce visual clutter, and create moments of relief within the operational environment.

By blending landscape and industry, the project demonstrates how industrial architecture in Pakistan can incorporate environmental and human-centered design strategies without compromising functionality.

Reimagined Office Spaces and Community Integration

Internally, the office areas depart from conventional corporate aesthetics. Bright colors, open layouts, and generous natural lighting create an atmosphere that fosters collaboration and creativity. The spatial planning encourages transparency and communication between departments, reinforcing a unified company culture.

A significant programmatic intervention was the relocation of the mosque to a central position within the complex. While maintaining separate access for staff and workers, this move symbolically unifies the workforce and strengthens collective identity, reflecting the cultural and social fabric of Pakistan’s industrial communities.

Celebrating Steel Through Architecture

Material honesty is central to the project’s philosophy. Concrete, steel, and industrial finishes are left exposed where appropriate, allowing the building to age naturally while maintaining structural integrity. The architectural language embraces resilience, durability, and precision, qualities intrinsic to steel production itself.

Rather than concealing industrial limitations, the design transforms them into defining characteristics. The result is a contemporary warehouse renovation that merges brand strategy, industrial efficiency, and architectural innovation.
