A New Residential Icon in Helsinki’s Cultural District

Meander Residence by Steven Holl Architects establishes a bold architectural presence in Helsinki’s Taka-Töölö district, transforming a historic urban block into a contemporary living environment shaped by light, landscape, and sculptural form. Completed in 2024, the 8,886-square-meter residential complex stretches across its rectangular site like a fluid architectural score, rising from two to seven floors as it approaches the open horizon of Taivallahti Bay. Its expressive geometry redefines the skyline while respecting the surrounding Taivallahti Barracks, introducing openness and modernity within a historically layered context.

A Fluid Architectural Form Inspired by Nordic Light

The design concept centers on the idea of the building as a “wooden ship inside a glass bottle,” a metaphor reflected in the structure’s dynamic silhouette and luminous material palette. The long, meandering volume shapes generous voids within the block, maximizing sunlight penetration and creating unobstructed views for all 115 apartments. High windows, glazed balcony fronts, and horizontally hinged glass panels ensure that every residence is immersed in the shifting qualities of Nordic light, connecting daily living with the atmosphere of the Baltic Sea and Hesperianpuisto Park.

Inside, the architectural experience is shaped by carefully curated materials and textures. Custom door handles, hand-woven wool carpets, cast dog bowls, and bespoke light fixtures extend the Meander motif into tactile details. Locally sourced Finnish spruce forms the warm exterior cladding and balcony structures, grounding the building in Finland’s craft tradition and ecological ethos. By night, the residence glows like an illuminated ice sculpture, transforming the façade into a beacon along the Helsinki shoreline.

Expansive Interiors Framed by Nature and Detail

Every apartment is designed as an intimate interaction between interior comfort and expansive views. Tall openings frame the landscape like living artworks, while balconies extend the domestic space outward. Interiors by Fyra emphasize calm minimalism and material honesty, enhancing the rhythm of light throughout the day. The varying heights of the building generate diverse apartment typologies, providing both compact urban homes and spacious waterfront units tailored to contemporary living patterns.

Sustainable Design Rooted in Performance and Ecology

Sustainability is embedded across every scale of Meander Residence. Sixteen geothermal wells support efficient heating and cooling, while radiant floor systems reduce lifecycle energy consumption. Natural ventilation and abundant daylight contribute to indoor comfort and wellness.

Above, an extensive green roof integrates solar arrays with planted landscapes, enhancing insulation, biodiversity, and stormwater performance. Sloped green paths weave across the rooftop, extending the bay’s natural topography into the architecture. Landscaped courtyards carved by the building’s meandering geometry feature rainwater collection systems and native plant species, creating micro-ecosystems that support local biodiversity year-round.

Community-Centered Shared Spaces Enhancing Everyday Living

Meander Residence elevates contemporary communal living with an exceptional array of curated shared amenities. Residents have access to traditional Finnish saunas, a yoga studio, coworking spaces, a wine cellar, and a private 12-seat cinema. Each shared space is conceived as an extension of the project’s spatial narrative, blending architecture, light, and materiality into a holistic experience.

A unique collaboration with Finnish visual artist Fanny Tavastila integrates site-specific artworks throughout the building, including original pieces created for each apartment. This synthesis of art and architecture reinforces Meander’s identity as both a residence and a cultural project.

A Long-Awaited Return to Helsinki’s Architectural Landscape

Meander marks Steven Holl Architects’ return to Helsinki nearly three decades after the internationally acclaimed Kiasma Museum of Contemporary Art. Initially conceived following a competition win in 2006, the project matured through collaborations with Finnish architects Vesa Honkonen and Pentti Kareoja of ARK-house Architects. In 2021, the development was revived by Newil & Bau, who elevated the design with refined landscape planning, detailed interiors, and tailored resident services. After 18 years of visionary dedication, Meander Residence emerges as a landmark achievement—an architectural, cultural, and residential synthesis that redefines contemporary living along the Baltic coastline.
