MO288 Residential Building by HGR Arquitectos
MO288 is a compact, six-story residential building in Mexico City featuring modular concrete facades and well-ventilated apartments.
Located on a compact triangular plot at Calzada Melchor Ocampo #288 in Mexico City's Cuauhtémoc neighborhood, MO288 Residential Building by HGR Arquitectos presents a thoughtful response to dense urban conditions through spatial efficiency, modular design, and contextual integration.
Designed by lead architect Marcos Hagerman, the six-story building covers 1,398 m² and features 15 one-bedroom apartments, each ranging from 70 to 75 m². The project skillfully navigates the constraints of a 292 m² irregular site, optimizing layout and circulation while preserving comfort and functionality for residents.


Adaptive Design for Urban Density
The primary design challenge was to generate regular, livable interior spaces within a triangular and limited plot. To achieve this, the architects distributed three apartments per floor, maximizing usable area without compromising natural light or ventilation.
A central open-air patio was strategically incorporated to meet local regulations on free area and ensure cross-ventilation and daylight access throughout the building. This space also facilitates vertical and horizontal circulation, promoting spatial clarity and community interaction within the residential block.



Facade Expression & Acoustic Considerations
Facing a busy urban corner, the building was designed to reduce noise impact while enhancing visual openness. The facade system features brown modular concrete walls, punctuated by alternating balconies and metal plate railings that provide privacy, depth, and variation. These modular facades were not only practical but also visually dynamic, reinforcing the building’s modern aesthetic.
The architects intentionally limited large window openings along the noisier road-facing sides, choosing instead to emphasize filtered views and acoustic comfort without sacrificing access to natural light.


Structural Integrity and Clean Spatial Planning
MO288 is entirely constructed with load-bearing walls, eliminating the need for interior columns. This approach enabled the creation of clean, orthogonal living spaces, minimizing awkward corners and maximizing usable interior geometry.
On the ground level, a welcoming lobby anchors the residential entry, while two commercial spaces contribute to the vibrancy and urban continuity of the surrounding neighborhood, blurring boundaries between private and public functions.
MO288 exemplifies how compact urban housing can be elegant, efficient, and site-responsive. Through smart planning, acoustic sensitivity, and material honesty, HGR Arquitectos has delivered a contemporary residential solution that feels both integrated and independent within Mexico City’s ever-evolving fabric.
