Nextech Headquarters: Innovative Office Design in Bangkok by Skarn Chaiyawat
Modern Bangkok office blends natural light, flexible workspaces, and sustainable design, enhancing employee comfort and productivity with innovative architecture.
Situated in a quiet soi near Punnawhiti BTS station, Nextech Headquarters by Skarn Chaiyawat represents a forward-thinking approach to corporate architecture in Bangkok, Thailand. Covering 1,100 m² on a compact 400 m² site, this office headquarters redefines how technology-driven companies can integrate flexibility, natural light, and passive climate control into their work environment. Completed in 2022, the building addresses the evolving needs of a modern workforce while offering a functional yet aesthetically striking design.


Site and Planning Strategy
The headquarters’ location away from central Bangkok ensures a quieter working environment while complying with local building height regulations, capped at 15 meters. The architectural design maximizes floor efficiency without adhering to conventional office layouts. The building is divided into two main volumes: the office area and a service core. A breezeway runs the full height of the structure, allowing natural light to penetrate deep into the building while promoting cross-ventilation. This breezeway also functions as a welcoming semi-outdoor space for visitors and informal employee gatherings, encouraging social interaction and collaboration.


Interior Flexibility and Spatial Dynamics
From the 2nd to 5th floors, open-plan layouts offer flexible spaces adaptable to multiple functions, supporting workshops, events, or team-based activities. High double-height ceilings on the 3rd and 5th floors create airy, luminous areas that capitalize on daylight. These dynamic ceiling heights provide spatial variation: lower ceiling zones house private rooms, while higher ceilings accommodate multi-purpose lounges and communal areas. Built-in furniture cleverly conceals air-conditioning units while maintaining easy maintenance access, merging functionality with visual elegance.



Passive Comfort and Sustainable Design
A key passive strategy is the strategic positioning of the service core facing south, acting as a thermal buffer from direct sunlight. Exterior metal sidings wrap much of the building, protecting interiors from heat while reducing maintenance needs. U-Glass panels on the east facade allow daylight while blurring undesired views of nearby apartments. On the west, stainless steel mesh shields the interiors from direct sunlight while framing pleasant external views. These architectural elements work together to maintain thermal comfort and enhance the building’s sustainable profile.



Materiality and Aesthetic Identity
The material palette combines functional durability with modern aesthetics. Standing seam metal cladding introduces vertical patterns that harmonize with U-Glass and stainless steel mesh, resulting in a visually engaging facade. Interior finishes emphasize transparency, light, and spatial openness, reinforcing the modern, collaborative ethos of Nextech’s workspace.
By integrating flexible interiors, passive climate strategies, and striking exterior detailing, Nextech Headquarters sets a benchmark for contemporary office design in Thailand, catering to the future of work while creating a visually and environmentally conscious workplace.
