Oasis Residential Tower by Tchoban Voss Architekten: Modern Living in Berlin’s Historic Hansaviertel
Berlin residential tower with concrete-glass facade, flexible apartments, garden houses, rooftop terrace, and green integration reflecting post-war modernist urban planning.
The Oasis Residential Tower, designed by Tchoban Voss Architekten, redefines contemporary urban living in Berlin’s iconic Hansaviertel district. Rooted in the legacy of post-war modernism and the principles of New Objectivity, this residential development seamlessly integrates architecture, landscape, and community within a historically significant urban fabric.

Contextual Architecture in Hansaviertel
Located near the scenic Tiergarten and the Spree River, the project draws inspiration from the 1950s planning vision of freestanding buildings surrounded by green spaces. The Oasis complex continues this tradition, creating a harmonious balance between built form and nature while respecting the district’s architectural heritage.

Design Composition and Urban Strategy
The development consists of a striking 15-story residential tower, accompanied by a three-story apartment block and three garden villas. Positioned along Altonaer Straße, the tower acts as a visual landmark while shielding the inner residential zones from urban noise. Its monolithic reinforced concrete structure enhances durability while supporting flexible spatial planning.

Facade Articulation and Materiality
A defining feature of the tower is its layered façade, composed of horizontal dark grey concrete bands combined with translucent and opaque glass panels. Glazed corner loggias add depth and offer panoramic views of the surrounding cityscape. This interplay of materials creates a refined yet dynamic architectural expression, balancing solidity with transparency.

Flexible Living Spaces and Interior Planning
The Oasis Tower houses 68 residential units, accessed through a generous double-height lobby that enhances the sense of arrival. Thanks to the concrete skeleton system and adaptable interior partitions, apartments can be customized to meet diverse lifestyle needs. Floor-to-ceiling windows maximize natural light, while carefully planned layouts ensure spatial efficiency and comfort.

Garden Houses and Community Living
Complementing the tower, the garden houses provide 24 upscale apartments within quieter, landscaped zones. These volumes feature light-toned façades with natural stone detailing, generous balconies, and panoramic glazing. The arrangement encourages privacy while fostering a sense of community within shared green surroundings.

Sustainable Urban Living and Amenities
The project emphasizes sustainable and community-oriented living through features such as rooftop terraces with urban gardening spaces, a riverside promenade, and landscaped sun decks. A two-level underground parking facility accommodates 104 vehicles, including electric charging stations and bicycle storage, supporting modern mobility needs.

Architectural Significance
The Oasis Residential Tower exemplifies how contemporary architecture can respectfully evolve within historic contexts. By merging modern construction techniques with thoughtful urban planning, Tchoban Voss Architekten have created a residential environment that balances density, comfort, and ecological integration.
