A Modern Housing Development Rooted in Nature and Community
Nestled in the heart of Fredrikstad, Oredalstunet is a thoughtfully crafted residential development of seven detached villas designed by LINE SOLGAARD ARKITEKTER in collaboration with Solid Prosjekt. Positioned on a previously overgrown 6,280 m² plot surrounded by majestic oak trees and remnants of rural heritage, the project transforms this hidden corner of the city into a vibrant and sustainable neighborhood.
Strategically located within walking distance of the city center and town square, the site combines urban accessibility with the serenity of nature. Preserving four century-old oak trees, the design revolves around creating a shared street garden, fostering a safe and intimate environment for children and neighbors to interact—a contemporary reimagining of communal Nordic living.


Spatial Composition: Unified Yet Diverse Architectural Language
The development consists of seven modern homes organized around a central green corridor and playground. Though three distinct typologies are employed, all the villas maintain a cohesive architectural expression, showcasing a strong design identity grounded in Scandinavian traditions.
Each villa ranges in size from 120 to 207 m², and features a distinctive saltbox roof form, a nod to the local vernacular. The lower level—clad in robust fiber-reinforced concrete panels—houses an open-plan layout with a kitchen, dining, and living space seamlessly connected to private terraces and gardens. This level emphasizes openness, transparency, and flow between interior and exterior spaces.
The upper volume, a more private and introspective space, is wrapped in black-stained vertical wooden siding. It contains bedrooms, bathrooms, and TV rooms, cantilevering subtly over the ground floor to create sheltered outdoor areas. The material contrast between the fiber concrete base and dark timber volume reflects a duality—solid and light, grounded and floating.

Balconies, Views, and Environmental Integration
A key design feature is the cantilevered balconies that extend toward the north-facing communal garden and the south-facing private yards. Clad in ore pine, these golden-toned timber elements contrast beautifully with the dark facades while providing natural shading and privacy. These overhangs not only frame views of the oak canopy but also serve as functional, semi-enclosed outdoor rooms, blending architecture with the natural surroundings.
The homes were customized in collaboration with the buyers, accommodating personal needs while preserving a unified architectural rhythm. This adaptability showcases a flexible design approach that prioritizes user needs without compromising the integrity of the collective vision.


Construction Methodology: Tradition Meets Efficiency
The villas employ traditional wooden construction techniques enhanced through modern prefabrication. The saltbox roof structure—a classic gabled form—is executed using pre-cut insulated timber framing, significantly reducing construction time, on-site waste, and exposure to weather during building. This efficient methodology ensures moisture protection, lowers overall cost, and supports sustainable construction practices.
The material palette is durable, regionally contextual, and low-maintenance, with black steel roofing, ore pine cladding, and fiber concrete panels reinforcing the development's timeless, minimalist aesthetic.

By blending traditional typologies with modern materials and spatial flexibility, LINE SOLGAARD ARKITEKTER has redefined suburban development for a contemporary Nordic context.
