Punto Plataforma features eight modular villas in Oaxaca, blending sustainable design, natural materials, and coastal living by FRB Arquitectos.
Context and Location: A Coastal Sanctuary in El Rosedal
Situated in the coastal community of El Rosedal, Santa María Colotepec, near the Pacific shores of Oaxaca, Punto Plataforma Residential Complex is a unique blend of residential and hospitality architecture. Designed by FRB Arquitectos Asociados, the project embraces the natural terrain of a 3,560 m² seaside plot to create a harmonious living environment deeply connected to the landscape.

Architectural Layout: Modular Simplicity and Strategic Placement
The complex consists of eight villas, carefully positioned to maximize views and encourage discovery through a network of shaded pathways. Based on a 4.5-meter square module, each villa is composed of six flexible units:
- Ground Floor: living room, kitchen-dining area, and bedroom
- Upper Floor: master bedroom, secondary bedroom, and a central module convertible into a terrace or additional room
This modular logic supports a simple, adaptable, and informal spatial experience that aligns with the tropical climate and lifestyle.


Climate-Responsive Design: Natural Ventilation and Solar Protection
Each villa incorporates perimeter circulation paths that serve a dual function—providing shade and fostering connection with the environment and neighboring units. The design encourages cross ventilation, allowing interior spaces to remain cool and airy without the need for mechanical systems, thereby enhancing the project’s energy efficiency and sustainability.

Material Palette: Regional Identity and Tactile Warmth
FRB Arquitectos Asociados selected materials that ground the villas in their local context, including:
- Locally sourced oakwood
- Earth-colored coatings for walls and floors, using regional materials
These choices reinforce a sense of place, warmth, and authenticity, blending the architecture seamlessly into its natural surroundings.


Common Areas: Celebrating Open and Shared Spaces
Rather than constructing conventional communal buildings, the complex prioritizes open-air social spaces. Gardens, water features, and shaded seating areas are woven into the landscape to promote community interaction and well-being. These non-built areas act as the heart of the project, strengthening its eco-conscious and people-centric identity.

Project Timeline and Vision
Construction of Punto Plataforma began in January 2021, with completion expected by April 2023. Developed as a model of hospitality-infused residential design, it combines architectural innovation with regional sensitivity, setting a precedent for sustainable living in coastal Mexico.
