Union Street House by Prior Barraclough transforms a Northcote cottage with a hardwood-lined, open-plan extension, mezzanine study, and sustainable design.
The Union Street House is a masterful rear extension of a traditional single-fronted workers' cottage in Northcote, designed for a couple downsizing and moving closer to Melbourne’s city center. Completed in 2022 by Prior Barraclough, this residential project balances modern functionality, spatial drama, and sustainable design.
The extension incorporates an open-plan kitchen, dining, and living area on the ground floor, with a mezzanine study above. Its architecture is defined by a continuous, articulated surface that conceals all ancillary functions while creating a generous, cohesive interior. This surface elegantly wraps the staircase, kitchen, entertainment units, and wet areas, serving as both infrastructure and a circulatory element, guiding movement and defining interior zones.


Externally, the design responds intelligently to environmental considerations. The surface slopes toward the backyard, draining rainwater into an underground tank and supporting an array of solar tiles. Inside, the inclined ceiling enhances the spatial experience: low ceilings create intimate, cozy zones, while rising volumes over the dining, kitchen, and study spaces provide dramatic height and dynamic interior lighting.

Materiality plays a key role in the Union Street House, with a singular surface lined in Australian hardwood, punctuated by a precise grid of joints that conceal functionality while adding texture and intrigue. Secondary spaces, including the kitchen and wet areas, employ contrasting materials like stainless steel and glazed mosaic tiles to emphasize programmatic shifts and enrich the sensory experience.
This project exemplifies a careful synthesis of functional needs, spatial elegance, and sustainable solutions, delivering a home that is both highly livable and architecturally striking. Union Street House stands as a testament to modern Australian residential design, blending heritage sensitivity, innovative detailing, and environmental responsiveness.
