Villa Brisana transforms a 2001 home into a bright, breezy tropical retreat with terracotta screens, lush gardens, and seamless indoor-outdoor living.
Nestled within the lush, exclusive enclave of Dorado Beach on Puerto Rico’s northern coast, Villa Brisana emerges as a refined model of contemporary tropical living. Designed by the award-winning Paul Raff Studio, the project transforms a dated 2001 residence into a fluid, nature-immersed sanctuary for a family of four. Through a sensitive yet bold architectural renovation, the home evolves from a constrained 3,380-square-foot structure into an expansive 4,145-square-foot tropical retreat that seamlessly merges interior and exterior spaces.


A Vision of Connected Tropical Living
“Living in this tropical landscape, you want to feel connected to it, connected to nature,” notes architect Paul Raff—a guiding principle that shapes every design decision in Villa Brisana’s renovation. The refreshed home embraces Caribbean climate and culture through a breezy, open-air architectural language, dissolving boundaries between built space and lush surroundings.
At the heart of the intervention is the preservation and enhancement of the home’s distinctive peaked roof, which now opens the living room to a dramatic 17-foot cathedral ceiling. This increased verticality not only amplifies space and natural light but cleverly transforms the tall walls into projection surfaces, adding a dynamic media element to the home's main gathering space.


Materiality Rooted in Puerto Rican Traditions
The architectural palette pays homage to Caribbean building traditions while introducing a modern textural refinement. Materials such as whitewashed stucco, raw concrete, and terracotta clay tiles evoke regional heritage, but are reinterpreted to suit contemporary living. The blend of handcrafted finishes and minimalist detailing reinforces the home’s identity as a culturally grounded yet forward-looking residence.


Terracotta Solar Screens: A Sculptural Environmental Solution
One of the renovation’s most striking elements is the installation of three terracotta solar screens, stretching between 18 and 32 feet across the façade and covering nearly 20% of the exterior. Designed with elegant scalloped cut-outs, the screens:
- filter and soften intense Caribbean sunlight
- provide privacy without sacrificing openness
- create a dynamic play of shadow and light throughout the day
The interstitial space between the screens and the main structure becomes a landscaped buffer that deepens the home’s connection to vegetation. At night, illuminated from within, the house glows like a lantern—its patterned façade radiating warmth and visual intrigue.


Indoor–Outdoor Harmony Through Gardens and Courtyards
A defining theme of Villa Brisana is its seamless relationship with nature, achieved through a network of gardens and small outdoor living areas along the home’s perimeter. Two private courtyards—serving the bedrooms and office—offer quiet, meditative green spaces, while a larger garden extending from the kitchen and family room encourages social interaction and everyday outdoor living.

The renovation introduces an extraordinary 11 different doorways connecting to the backyard, courtyards, and terraces, ensuring continual airflow and visual access to greenery. This frequency of openings elevates the home into a living, breathing environment, attuned to the rhythms of its tropical setting.


A Reimagined Pool and Refined Outdoor Spaces
Although interior expansions slightly reduced the total exterior footprint, the redesigned outdoor areas are now more functional and cohesive. The original in-ground pool was reconfigured into an elegant lap pool stretching 17 feet east and west along the northern fence. This new alignment provides access from both the main garden and the principal bedroom, making swimming an integrated part of daily life.
The backyard’s organization prioritizes circulation, landscape continuity, and serene relaxation, offering a curated retreat befitting the home’s sophisticated tropical identity.
