Xingyao Science and Innovation Park, located in Hangzhou Hi-Tech Zone, serves as a vital addition to the surrounding science and technology parks and industrial zones. The region, characterized by old industrial buildings and emerging tech spaces, had a gap in urban communication and leisure areas. As a result, the design of Xingyao focuses not only on creating functional office spaces but also integrating positive and open urban spaces to foster connections and revitalization.

The park’s layout responds dynamically to its context, with a key focus on creating a public space that interacts seamlessly with the city. The main entrance square, positioned to the northwest, offers an inviting urban face to the park. It leads to an expansive southern landscape garden, drawing users toward the existing water systems and vegetation. To maintain an integrated and cohesive structure, the original 17-story office building is preserved and linked with three newly constructed high-rise buildings, creating an enclosed layout. High-altitude corridors link the buildings, ensuring connectivity and enhancing the park’s unified experience.

Open and Transparent Urban Interface

The park’s inward design maximizes accessibility and openness, encouraging free movement throughout. The corridors connect various courtyards and common spaces, fostering interaction and collaboration. These spaces, including air gardens and podium retreats, create opportunities for both relaxation and social exchange. The ground floor, with its sunken courtyard, enhances interaction, while the elevated roof gardens provide different levels of green spaces, helping break the monotony of the landscape.

The park’s flexible, multi-tower structure reinforces a dynamic sense of place while providing excellent views of the surrounding areas, including the mountains to the south. The high-altitude corridor allows employees to connect between the buildings, offering dedicated areas for relaxation and socialization. Additionally, the integration of sustainable construction techniques, such as foundation reinforcement with anchor static pressure piles and drilled piles, ensures structural stability while maintaining the original building’s seismic requirements.

Flexible Functionality and Space Utilization

Each building group is designed to cater to various office needs, providing adaptable spaces for different business activities. The low-rise podium offers smaller, segmented office spaces, while the higher levels are designed for medium and large office areas. High-altitude corridors ensure smooth transitions between spaces, allowing for flexibility in use and layout. These spaces are enhanced by the thoughtful integration of natural light and ventilation, offering a comfortable working environment.

The park’s open layout allows natural elements—landscape, sunlight, and fresh air—to filter into the interior, enhancing the transparency and vibrancy of the space. Shared spaces on each floor encourage communication and collaboration among employees, reinforcing a sense of community within the park. These areas, along with the seamless connection between indoor and outdoor spaces, foster creativity, productivity, and a dynamic work culture.
