House Refurbishment Alquería: A Harmonious Blend of Tradition and Modernity
Exploring the delicate balance of modern comfort and historical preservation in Valencia's House Refurbishment Alquería project.
In the heart of Valencia's resilient orchard area, the House Refurbishment Alquería project by mmarq arquitectura y urbanismo stands as a testament to the delicate balance between preserving historical essence and embracing contemporary comfort. This project, led by architect Pilar Martí Rodrigo, showcases a meticulous rehabilitation of a late 19th-century dwelling, enriched with elements dating back to the 13th century, now declared assets of local relevance (Bienes de Relevancia Local - BRL).

The Essence of Alquería's Refurbishment
The House Refurbishment Alquería project is distinguished by its stone walls, a feature that not only defines its character but also connects it to the broader narrative of the orchard’s architectural heritage. The refurbishment's objective was clear: to maintain the spirit of the orchard house while integrating modern elements that ensure the dwelling's comfort and functionality. This intervention was carefully planned to respect the historical value of the property, incorporating bioclimatic design principles, ecological materials, and energy efficiency criteria to enhance the quality of habitation.

Designing for Today's Needs
The interior layout of Alquería has been thoughtfully adapted to meet contemporary living standards without compromising the building's original charm. The design strategy involved defining clear, functional spaces that are also open and filled with natural light, reflecting a modern approach to living while honoring the home's traditional essence.

Challenges and Solutions
The refurbishment faced several challenges, particularly with one of the building's wings, which was in a state of disrepair. Solutions included replacing some enclosures with materials that matched the original parts of the building. Additionally, the high humidity typical of orchard buildings necessitated the implementation of passive controls, drying, and aeration systems, alongside water treatment measures to preserve the environmental integrity of the site.

The Courtyard: A Living Space
Central to the design is the courtyard, envisioned as the heart of the home where the main living spaces converge. This area has been transformed into a vibrant focal point, offering a unique quality of life that blends landscape, cultural, and environmental values. The project ensures that the dwelling not only avoids the common pitfalls of orchard homes, such as poor insulation and high humidity but also provides the same level of comfort and amenities as modern residential buildings.

The House Refurbishment Alquería by mmarq arquitectura y urbanismo is a prime example of how architectural interventions can bridge the gap between historical preservation and contemporary living. Through sensitive design choices and a commitment to ecological and energy-efficient principles, this project contributes to the ongoing narrative of Valencia's architectural heritage, offering a blueprint for future refurbishments in the region.
