Nestled in the lush riverside landscape of Pathum Thani province, just north of Bangkok, the River House by OfficeAT is a masterful architectural response to a multifaceted brief—blending leisure, luxury, and family functionality. With a sweeping 4,500 m² layout overlooking a scenic bend of the Chao Phraya River, the house is conceived as a multi-generational retreat—a private clubhouse designed to host family gatherings, recreational activities, and future expansion.

A Riverside Site with Expansive Vision

Set on a rare panoramic riverfront plot, the River House celebrates unobstructed views, landscape connection, and spatial flexibility. The project was envisioned by the homeowners as a vacation house with provisions for an entertainment pavilion, soccer field, and three additional future homes for their children. OfficeAT’s design deftly accommodates this long-term vision while elevating the experience of riverside living.

A Program of Leisure, Privacy, and Performance

The architectural program is organized into three primary zones:

  • Recreational & Service Area: Located on the lowest level, this zone includes indoor supercar parking, fitness center, golf simulator, badminton court, and service spaces like kitchen and storage.
  • Social & Communal Area: The second floor features an expansive living and dining room, an infinity swimming pool, and terraces that seamlessly open up to the river. This level was specifically designed to host up to 50 guests across multiple generations.
  • Private Sleeping Quarters: The top floor houses five bedrooms for children and guests, while the master bedroom for the parents is intentionally placed on the first floor, offering direct access to the garden and river.

Spatial Design and Structural Innovation

To achieve column-free panoramic views, OfficeAT used a long cantilevered concrete truss system, strategically concealed within the bedroom walls of the third floor. This enables the grand living room to span nearly 12 meters, uninterrupted by columns, and framed by 20-meter-wide sliding glass doors that blur the boundary between indoor and outdoor space.

Indoor-Outdoor Continuity and Layered Courtyards

Three carefully designed courtyard zones enhance ventilation, daylighting, and privacy:

  1. Arrival Court: A plaza and parking space lead into an open-air entrance hall that connects seamlessly with the indoor supercar garage and sport zone.
  2. Private Garden Court: Located adjacent to the master suite, this area opens via an outdoor staircase to the second-floor swimming pool.
  3. Inner Courtyard: A light well integrated within the master bedroom provides natural ventilation and tranquil ambiance.

The serene landscape design by Landscape Tectonix Limited complements the house’s spatial openness, while Karapanik Co., Ltd. crafted interiors that balance luxury and family comfort. High-performance materials from brands like Bluescope, SCG, and TOA ensure long-term durability and aesthetic integrity.
