Located in the heart of Brunswick, Australia, 388 Barkly Street Apartments is an innovative collection of 11 sustainable apartments, a collaboration between DREAMER and Breathe Architecture. Completed in 2022, this adaptive reuse project transforms a c.1930 brick warehouse into a modern, environmentally conscious residential community while honoring the historic character of the surrounding neighborhood.

Adaptive Reuse Meets Sustainable Design

The project reimagines inner-suburban living by offering a high-quality alternative to traditional suburban family homes. With the densification of urban areas becoming a critical factor in successful city-making, 388 Barkly Street provides compact, sustainable housing that supports a small, diverse community. The design champions low-energy, low-waste, and healthy lifestyles, integrating biophilic design elements, extensive planting, and connections to public transport, parks, and recreational hubs.

Architectural Context and Heritage Integration

From its inception, the design drew inspiration from the historic terraced housing of Brunswick. Apartment layouts mirror traditional patterns, window articulation references 1970s housing, and timber fins reflect the original roof beam niches. The design sensitively preserves the existing brick shell while introducing a new two-volume addition separated by a landscaped external atrium, enhancing natural light, ventilation, and interaction with greenery.

Thoughtful Apartment Layouts and Materiality

Internally, apartments are centered around lightwells and planted courts, creating a seamless connection between interior and exterior spaces. The interiors feature a restrained, durable material palette, emphasizing a ‘fabric first’ approach that minimizes maintenance and operational costs. Double-height voids and sectional variations in 3-bedroom apartments maximize natural light, while 1-2 bedroom units enjoy raised planted courts, providing greenery views from every bedroom.
