arca.house, designed by acclaimed Australian architecture studio Hogg&Lamb, offers a visionary reimagining of suburban living in Skennars Head, Northern NSW. Situated within a coastal greenfield subdivision, this 240 m² residence defies the conventional maximization of Gross Floor Area (GFA) in favor of embracing nature, climate responsiveness, and spatial flexibility.



A New Model for Greenfield Living
Unlike neighboring houses that dominate their lots with bulky footprints and minimal greenery, arca.house challenges the status quo by occupying only 35% of the site’s GFA. Instead, the design prioritizes gardens, courtyards, and covered outdoor living areas, promoting a deeper connection to the subtropical environment. The home creates a private sanctuary that caters to modern family life, with open-air rooms and flexible indoor-outdoor spaces that support both solitude and community.


Contextual Design Rooted in Climate and Community
Responding to the climate and the Greenfield Housing Code, arca.house’s architecture reflects an appreciation for cross-ventilation, solar orientation, and privacy. The home consists of dispersed volumes, with street setbacks varying from 3 to 22 meters and side setbacks from 1 to 8 meters, creating breathing space, encouraging natural airflow, and reducing dependency on artificial cooling.
A streetside “tower” anchors the home’s public face, fostering neighborly interaction, while an outdoor shower at the front welcomes post-beach rinses—blending utility with social engagement.


Material Efficiency and Minimalist Interiors
At its core, arca.house exemplifies budget-conscious design without sacrificing aesthetics or comfort. It employs cost-effective materials such as concrete, oak, travertine, and bespoke metalwork to deliver refined, minimalist interiors. The palette is warm and organic, creating a calm atmosphere for daily living.
The home’s exterior is designed for self-shadowing, with the sun’s movement generating patterns of light and shadow that serve as a dynamic façade—eliminating the need for decorative finishes.


Sustainability and Flexibility in Form
A key element is the detached studio apartment, adding versatility and adaptability for changing family needs or additional rental income. By building compact yet functional, the design conserves resources and reduces the environmental footprint—especially significant in a region known for high construction costs.
