Casa Segura 1124, designed by Primer Piso Arquitectos, is a contemporary multifamily residential project located in Godoy Cruz. Completed in 2022, this 156 m² development redefines compact urban housing through thoughtful spatial planning, sustainable material use, and strong connections to outdoor environments. Built on a narrow 165 m² lot, the project responds to urban densification while prioritizing comfort, privacy, and adaptability.


Urban Context and Site Constraints
Situated on a busy street within a transforming low-rise residential neighborhood, Casa Segura 1124 addresses both municipal regulations and evolving urban conditions. A key planning constraint required preserving the last two meters of the plot to maintain the integrity of the block’s core.
This limitation became an opportunity to rethink the building’s footprint. The architects strategically freed the front portion for vehicle storage while preserving a rear patio that contributes to the urban block’s ecological and spatial continuity. This approach demonstrates a sensitive response to zoning rules while enhancing livability.


Architectural Concept and Spatial Strategy
The project consists of two independent housing units designed to maximize usability within limited space. One unit spans 68 m² and the other 75 m², complemented by 13 m² of shared circulation areas. Each unit includes one bedroom and a flexible space that can function as a home office or an additional bedroom, an essential feature influenced by post-pandemic living trends.
The design draws from previous work by the studio, refining ideas around compact living, natural light, and spatial efficiency. By carefully organizing the layout between party walls, the architects created interiors that feel open, adaptable, and comfortable despite the constrained footprint.


Integration of Natural Light, Privacy, and Green Spaces
A defining feature of Casa Segura 1124 is its strong connection to outdoor spaces. Both units are designed with private green areas, enhancing quality of life and reinforcing the importance of nature in dense urban environments.
The ground-floor unit benefits from two निजी gardens, creating a seamless indoor-outdoor relationship. Meanwhile, the upper unit incorporates a front-facing planter that acts as a प्राकृतिक buffer, ensuring privacy while introducing greenery into everyday living. At the rear, a thoughtfully designed window sill accommodates plants while preventing direct views into the lower patio, balancing openness with discretion.


Materiality and Architectural Expression
The building’s identity is shaped by its use of exposed brick and robust construction materials, sourced from manufacturers such as Holcim and Ladrillera Basile. The façade employs screening elements that filter light, enhance ventilation, and provide privacy from the street.
This textured façade not only responds to environmental conditions but also establishes a strong visual presence within the neighborhood. The interplay of light and shadow across brick surfaces adds depth and character, reinforcing the project’s contemporary yet contextual architectural language.


Relationship with the City and Sustainable Mobility
Casa Segura 1124 benefits from its proximity to a vibrant linear park located directly across the street. This green corridor offers recreational spaces, large-scale vegetation, and active community engagement. It is also connected to sustainable transportation networks, including an electric tram and an extensive bicycle lane system.
This strategic location enhances the residents’ quality of life, encouraging outdoor activities and eco-friendly mobility. The project exemplifies how small-scale residential architecture can integrate with larger urban systems, fostering a balanced relationship between private living and public infrastructure.
