House on Lake Como: Historic Villa Renovation by J. Mayer H. Architects
Historic 18th-century Lake Como villa renovated by J. Mayer H. Architects, blending timeless elegance, modern interiors, lakefront views, and lush gardens.
Situated on the pristine shores of Lake Como, Italy, the historic 18th-century octagonal villa has been masterfully transformed by J. Mayer H. Architects. This renovation harmoniously blends the villa’s original grandeur with modern interventions, creating a luminous, family-centered home for five. The property’s exterior extends directly to the water, featuring a small harbor and a boat garage beneath the house, offering seamless access to lake life and unparalleled panoramic views from east to west.

Preserving Timeless Character
The villa’s renovation carefully respects its historic fabric. All existing surfaces, built-in furniture, and functional elements were preserved and unified under a monochromatic paint scheme. The glossy finish accentuates the subtle irregularities and traces of age, revealing layers of time and history. Lake-facing rooms are painted in light tones to capture the radiant sunlight and reflections of the water, while rooms oriented away from the lake feature deeper blues and browns, creating introspective, serene retreats even during summer’s heat.

Thoughtful Interior Enhancements
In the second phase of the renovation, special objects and bespoke elements were introduced to enrich the villa’s interior. Character-rich furniture, marble bathroom details, and curated lighting fixtures complement the monochromatic backdrop. Ceiling frescoes, once varying in quality, were reimagined by Parisian painter Matthieu Cossé, honoring the villa’s heritage while enhancing the kitchen and study in mirrored corner rooms.

Exterior Refinement and Garden Design
The villa’s exterior was meticulously restored. Original facade colors were maintained, while window frames and surrounds were refined for visual cohesion. New green shutters and awnings provide elegant accents. The surrounding garden underwent a comprehensive redesign, integrating regional green stone around the pool and creating broad seating edges. Sculptural elements, including a Tony Matelli artwork, enrich the outdoor spaces.

Functional Additions and Outdoor Living
To enhance lakefront living, a new dock accommodates larger boats, while the grotto has been expanded to include showers and changing rooms, evoking a natural, cave-like ambiance. A water feature with lilies and fish adds a serene focal point. The former ice cellar has been transformed into a custom stainless steel garden kitchen, crafted with Berlin collaborators Ertl and Zull. Planting throughout the garden emphasizes evergreens, fruit trees, and exotic banana plants, with climbing vegetation linking the villa to its lush surroundings over time.

Harmonizing Past and Present
This renovation exemplifies a sensitive dialogue between historical preservation and contemporary design. By balancing timeless elegance, modern functionality, and a strong connection to Lake Como’s natural beauty, the villa offers both a tranquil retreat and a luminous, family-oriented home.
