A Heritage Revival in the Heart of Valparaíso
The Montt 727 Restoration project, led by Fantuzzi + Rodillo Arquitectos, is a carefully executed architectural intervention that honors the historical and cultural value of a heritage property in Valparaíso, Chile. Once a decaying structure, the building now stands as a model of sustainable restoration, harmoniously blending traditional construction techniques with modern architectural sensibilities.


Conserving History Through Architecture
At its core, the project emphasizes preservation over replacement. The restoration meticulously maintains architectural elements with high heritage value, including:
- Original façades (north and south)
- Timber floors and ceilings
- Primary load-bearing wall axes
These components, previously suffering from structural deterioration due to humidity, termites, and neglect, have been structurally stabilized and visually revitalized.


Structural Reinforcement & Expansion with Respectful Design
The architects addressed severe foundation damage by replacing decayed brick bases with reinforced concrete, simultaneously integrating a new underground level. This discreet expansion improves spatial functionality while remaining invisible from the street, preserving the structure's original silhouette.
The introduction of a mansard roof, also hidden from public view, provides additional space without compromising the building’s historic identity. Materials such as corrugated zinc and Oregon pine were selected to closely match the building’s original features.


Sustainable Materials and Reuse
In line with eco-conscious architecture, reclaimed materials played a pivotal role. The team used demolition wood, specifically Oregon pine, to reconstruct:
- Floor framing systems
- Interior wall structures
- Trim and door elements
New installations—such as doors and window frames—mirror the dimensions and details of the originals, ensuring visual and structural continuity.


Finishing Touches That Honor the Past
The restoration pays close attention to original color schemes and materials. The façade’s concrete finish and corrugated cladding have been repainted and preserved in their authentic hues. Even the smallest architectural details—like balustrades, handrails, and decorative trim—were carefully restored or replicated.
Montt 727 Restoration is more than a renovation—it's a testament to heritage preservation, thoughtful expansion, and sustainable architecture. By retaining the original character while subtly enhancing functionality, Fantuzzi + Rodillo Arquitectos set a new standard for adaptive reuse projects in heritage zones.
