Situated on the historic site of Vienna’s former North Railway Station in the city’s vibrant second district, the Nordbahnhof Residential High-Rise by Franz&Sue represents a bold vision of modern metropolitan living. Completed in 2024, this iconic high-rise is part of a larger urban transformation that will see six residential towers define a new quarter, while preserving a significant portion of the former industrial landscape as the “Freie Mitte”, a sprawling urban wilderness.


Spanning 23,603 m², the project integrates contemporary residential design with thoughtful urban planning. Its strategic location, opposite the old water tower and adjacent to the new tram line, positions the high-rise as a pivotal “keystone” within the emerging district. Rising to 21 stories, the building offers residents panoramic views across Vienna, including sweeping vistas over the Freie Mitte, while accommodating 200 modern apartments.


Architectural Concept and Façade Design
The architectural expression of the high-rise is as functional as it is visually striking. A subtle twist in the tower and two strategically kinked façades create dynamic sightlines that open towards the surrounding green spaces, fostering a strong connection between urban life and nature. The design of the façade is inspired by the intricate patterns of traditional knitted shawls, with alternating balcony fronts providing both privacy and sun protection. This playful yet elegant patterning creates a rhythmic, textured surface reminiscent of knit and purl stitches, blending craftsmanship with modern aesthetics.


Interior Design and Resident Amenities
Inside, the Nordbahnhof Residential High-Rise prioritizes community and comfort. The spacious lobby welcomes residents, leading to an array of communal facilities spread across the first two floors. These include a dedicated home office area, a large bicycle room equipped with a repair station and washing area, a wellness suite featuring a sauna, and a communal room with a fully equipped kitchen. The building’s rooftop terrace extends the living space outdoors, complete with greenery and an outdoor kitchen, offering residents opportunities for social gatherings and neighborhood interaction.
The interiors emphasize natural light and open layouts, ensuring that every apartment benefits from both city views and proximity to green spaces.
