Nordic Bemowo is a thoughtfully designed residential development in Warsaw’s tranquil Bemowo district, seamlessly merging contemporary architecture with an inviting urban landscape. Developed by Kurylowicz & Associates, this 30,500 m² project exemplifies modern urban planning, sustainable living, and Nordic-inspired design, creating a landmark residential community that enriches Warsaw’s urban fabric.
The design emphasizes harmony with the surrounding environment while fostering a sense of community. Nordic Bemowo features a distinctive roofscape, carefully curated building materials, and architectural detailing that combine to create a vibrant yet intimate residential environment. The development is a key element in Bemowo’s comprehensive urban strategy, designed to balance functionality, aesthetics, and social connectivity.



Thoughtful Urban Planning & Public Spaces
At the heart of Nordic Bemowo lies a dynamic city square designed as a central integration space for residents and the wider community. The square is equipped with lush green areas, outdoor seating under pergolas, recreational zones for all ages, and even spaces for summer film screenings. Nordic Bemowo consists of two primary building typologies:

- Point blocks (“Marker Buildings”): Positioned along the public square, these structures act as urban markers with distinctive façades that frame the central plaza and provide orientation for residents.
The buildings are designed for maximum efficiency and comfort. Apartments above ground level feature large balconies, while select fourth-floor units include private terraces. Ground-floor apartments come with expansive gardens of up to 200 m², creating private green retreats. Underground parking is accessible via quiet internal roads, maintaining the pedestrian-friendly nature of the estate.
