Norrsken Kigali House, designed by MASS Design Group, is a pioneering entrepreneurship hub in Kigali, Rwanda that blends adaptive reuse, sustainability, and community-centered design. Completed in 2022, the 5,090 m² campus transforms the historic École Belge de Kigali, one of Rwanda’s oldest international school facilities, into a vibrant innovation center that nurtures startups, collaboration, and investment opportunities in East Africa.

Preserving Heritage Through Adaptive Reuse

The project stands on the former École Belge site, which faced the threat of demolition and replacement by commercial high-rises. Instead, MASS Design Group preserved its heritage, restoring three classroom blocks while adding a new, transparent, and welcoming building—the main Norrsken House. This approach showcases how adaptive reuse in Kigali can protect cultural identity while contributing to urban development.

Flexible Spaces for Collaboration

The campus includes four main buildings and an outdoor pergola event structure, designed to accommodate both large-scale collaboration and individual workspaces. MASS also designed custom furniture and landscaped outdoor areas, encouraging interaction and creating a holistic ecosystem where entrepreneurs, investors, and creators can connect.

Sustainability at the Core

The Norrsken Kigali House is a model of green building innovation in Africa, targeting EDGE Advanced certification with more than 40% energy savings. Its design integrates:

  • Clay-shaded facades and natural ventilation for passive cooling
  • A thermal labyrinth system for sustainable temperature regulation
  • A solar photovoltaic roof system to ensure energy independence
  • Stormwater harvesting and reuse for non-potable services
  • Material reuse, including salvaged steel repurposed into pergolas, benches, and pathways

These strategies reduce the project’s embodied carbon by 32% compared to the global average for similar office buildings.
