Redefining Luxury Living on São Paulo’s Iconic Oscar Freire Street
Nestled on one of São Paulo’s most celebrated streets, Oscar Freire is synonymous with fashion, style, and urban sophistication. Stretching 2.6 km from Sumaré to Jardins, the street presents a rich mix of architectural styles and urban experiences. At its highest point, the Oscar by You Residential Building rises as a new benchmark in mixed-use development, designed by Perkins&Will São Paulo, offering panoramic city views and refined architectural aesthetics.
“The project was a great opportunity to challenge the obvious and introduce new design perspectives,” says Douglas Tolaine, Principal Designer at Perkins&Will.


Innovative Architectural Composition
Occupying a 2,700 m² plot just 260 meters from the Sumaré Metro station, Oscar by You harmonizes multiple residential typologies through a composition of varied volumes. These are interconnected through height transitions, generous openings, and thoughtful material choices, creating a seamless relationship with the urban landscape.
The building reinterprets modernist architectural elements, including organic shapes and pilotis, while offering a contemporary vision of functionality. Circular cutouts along the façades form iconic round windows, referencing 1950s design while providing residents with unique perspectives of São Paulo’s skyline.


Vertical Spaces and Lifestyle Integration
Oscar by You integrates multi-level leisure spaces: a ground-floor public area, an intermediate leisure zone supported by stilts, and a rooftop infinity pool and skylounge at 80 meters above street level. This vertical layering creates a dynamic transition between residential typologies while maximizing light, views, and urban interaction.
The project features studios and apartments with 1–3 bedrooms, including double-height units with 3.7-meter ceilings. The active ground-floor façade incorporates four commercial units, promoting engagement with the street and enhancing public space. Landscaping is by Rodrigo Oliveira, and interiors of shared areas by João Armentano.


Materials, Finishes, and Sustainability
The façades of Oscar by You are distinguished by high-quality technical porcelain tiles from Eliane, carefully arranged to highlight the building’s elegance and verticality. Round frames paired with the ventilated façade system feature Muira Caramello porcelain tiles by Biancogres, inspired by Muiracatiara wood, combining warmth, durability, and low maintenance.
Perkins&Will collaborated with Tech Alumi to develop custom aluminum frames, ensuring acoustic performance, water tightness, and thermal efficiency. This meticulous detailing reflects the team’s commitment to quality and innovation.

As São Paulo’s most prestigious street, Oscar Freire represents luxury at a global scale. Oscar by You embodies the lifestyle, fashion, and architectural sophistication of the area, integrating diverse residential programs into a cohesive design that redefines urban living in Brazil.
“Materializing a building with diverse programs in one of the most valued addresses posed challenges that we embraced through innovative technical solutions and design excellence,” explains André Botto, project architect.
