Located in the vibrant Navigli district of Milan, Italy, the Pichi 12 housing project by Park Associati is a contemporary residential development designed with versatility in mind. Originally conceived as student housing for those associated with nearby institutions such as NABA (Nuova Accademia di Belle Arti) and Bocconi University, the project has evolved into a space that accommodates a broader range of residents. Despite its architectural significance, the design deliberately blends into the urban fabric, enhancing the surrounding environment without asserting dominance.

Architectural Design and Features Pichi 12 Housing showcases a unique blend of modern design elements and traditional Milanese architecture. With a total area of 2,244 square meters, the building features clean, white-plastered volumes, punctuated by loggias and windows covered in sheet metal. These elements reference the modernist tradition of Milanese residential architecture while offering a modern, elegant, and understated aesthetic.

A key feature of the building is its courtyard, which serves as the project's focal point. This green space, accessible from the street, hosts a central maple tree. As it matures, the tree will not only enhance the courtyard’s aesthetic but will also provide a natural, pleasant view from the building’s windows and loggias. The courtyard is designed as a public-facing space, serving as a bridge between private living areas and the bustling urban environment, and acting as a filter for both individual privacy and communal urban life.

Functionality and Community-Oriented Spaces The Pichi 12 building spans three floors, with the ground level dedicated to communal activities and social spaces, encouraging interaction among residents. The apartments, available in various layouts and sizes, are designed to cater to a diverse community, ensuring that each unit provides high-quality living conditions. The design incorporates dry construction techniques and materials such as steel, allowing for a structure that combines lightness with strength.

The façades of Pichi 12 Housing are defined by simple geometric forms. The loggias are hollowed out to create a dynamic pattern of solids and voids, with strategic placements of openings and blind walls. To honor Milanese architectural heritage, the loggias are lined with clinker, a traditional material widely used in the city’s facades since the 1940s. The color scheme of the building remains minimalist, with the loggias' aqua green back walls providing the only contrast to the white façades, harmonizing with the green of the courtyard vegetation.
