An Elevated Sanctuary in the Estonian Wilderness
Tucked away in the serene forests of Jägala-Joa, Estonia, the Piil Tree House Retreat is an architectural marvel designed by Arsenit. Named after the Estonian word “piiluma”, meaning "peeking" or "looking," this elegant, prefabricated treehouse stands 9 meters tall, offering breathtaking panoramic views of the surrounding landscape.
With a compact yet highly functional 19m² footprint, Piil is carefully elevated on a single steel column, minimizing its impact on the forest floor. Beneath its suspended structure lies an open-air terrace—a natural extension of the living space, providing shelter from rain and snow while blending seamlessly with the environment.


Design & Construction: Where Innovation Meets Nature
The Piil Tree House is a stunning fusion of minimalist aesthetics and structural ingenuity. Designed as a self-supporting steel truss, both its central "leg" and upper accommodation modules were crafted in-house by Levstal Group, a renowned metal manufacturer. The structure is wrapped in a hit-and-miss pine cladding, enhancing both its visual appeal and functional performance.


Exterior Features:
- Thermally modified pine cladding (by Thermory) that naturally weathers into a silver-gray patina, blending into the surrounding forest.
- Rain-screen cladding with a square cross-section, creating visual depth while allowing light and air to flow through.
- Large panoramic window and openable sections, maximizing natural ventilation and immersion in nature.
- Concealed storage & service areas, maintaining the treehouse’s sleek, monolithic form.


A Cozy, Multi-Functional Interior
Inside, Piil’s interior is designed as a sculptural piece of joinery, entirely crafted from white-washed oak. The innovative use of levels transforms horizontal surfaces into seating, tables, or display spaces, creating a dynamic yet cozy atmosphere.

- Dual workstations, ideal for remote work or creative retreats.
- Compact kitchenette with ample concealed storage.
- Spacious bathroom with a skylit shower, bringing in natural light.
- Hammock mezzanine & expansive skylight, allowing guests to experience the forest canopy up close.
The design ethos behind Piil emphasizes seclusion, tranquility, and immersion in nature—providing a retreat-like experience unlike any other.


Sustainable & Smart Living
Piil is built with sustainability and energy efficiency in mind. The prefabricated nature of its construction ensures high levels of precision, reducing on-site waste and environmental disruption. Key sustainable features include:
- Triple-glazed low-E windows, enhancing insulation and energy efficiency.
- MVHR (Mechanical Ventilation with Heat Recovery) system, providing fresh air while minimizing heat loss.
- Air-source heat pump, delivering heating, cooling, and hot water efficiently throughout the seasons.
- Factory-built components, ensuring high-quality craftsmanship and easy assembly in remote locations.


A Growing Retreat in the Heart of Estonia
The first prototype of Piil was completed in early 2023, with a total of four units planned for the site. Each treehouse has been strategically placed using a point cloud model of the forest, framing stunning sunset views over the Jägala River.
Designed to exist in harmony with nature, Piil Tree House Retreat is more than just an escape—it’s an architectural statement that redefines luxury, sustainability, and immersive living in the wild.
