Sabino 10 House: Innovative Modern Residence in Zibatá, Mexico
Sabino 10 House in Zibatá, Mexico blends slender L-shaped volumes, central patio, and natural materials to create spacious, modern indoor-outdoor living.

Sabino 10 House is a modern residence that transforms the concept of spatial boundaries on a narrow plot, ingeniously maximizing natural light and panoramic views. At first glance, the home presents a solid, monolithic facade composed of three seemingly hermetic volumes. Yet inside, these volumes reveal a striking contrast: the interior visually expands, creating a sense of unexpected spaciousness and fluidity that optimizes the entire plot area.

A Layout Inspired by Traditional Architecture
The residence is thoughtfully organized into three independent volumes, encouraging interaction with outdoor spaces and promoting a seamless connection with the temperate climate of Zibatá. Drawing inspiration from traditional residential architecture in Querétaro, the house centers around a luminous central patio. This design fosters openness and creates a visual dialogue between indoor and outdoor environments.
The floor plan follows a dynamic “L”-shaped layout, accommodating essential living areas including the living room, dining area, kitchen, bedrooms, and service spaces. A dedicated studio with independent access via sculptural stairs in the patio adds functional versatility, while a double-height, non-programmed volume contributes to spatial drama and architectural interest.

Harmonious Volumes and Central Patio
To maintain clean and seamless interiors, storage areas and bathrooms are concealed behind elegant walnut wainscoting. From the patio perspective, the volumes appear as cantilevered monolithic forms, resting subtly on sliding panels embedded within the walls. This clever architectural approach enhances the connection with the outdoors while extending views across the residence.
The kitchen-dining area acts as the social core of the home, promoting family gatherings and shared experiences. Its placement at the heart of the layout emphasizes functionality while complementing the residence’s modern aesthetic.

Materials That Define Experience
Materiality plays a key role in Sabino 10 House, creating a cohesive and warm ambiance. A balanced palette of concrete, wood, and marble flows throughout the interior, while consistent flooring strengthens spatial continuity. In the central patio, a majestic silver poplar introduces natural warmth, reinforcing the indoor-outdoor relationship and enriching the sensory experience of the home.

Maximizing Space with Circulation and Design
Sabino 10 emphasizes slender volumes and thoughtful circulation, ensuring the home feels open, comfortable, and spacious despite its narrow footprint. Every architectural decision: from cantilevered forms to the strategic arrangement of volumes: maximizes functionality while celebrating the harmony between structure, nature, and contemporary living.
