The Slachthuisdistrict Haarlem Apartments, designed by vanOmmeren-architecten, redefine urban living in Haarlem, the Netherlands. Centered around the historic Haarlem slaughterhouse, this project seamlessly integrates residential, cultural, and commercial spaces while prioritizing sustainability, inclusivity, and community interaction. Completed in 2023, this 17,500 m² development is a testament to innovative architectural and urban design practices.

A Historic Centerpiece in Modern Urban Design
At the heart of the Slachthuisdistrict lies the monumental slaughterhouse, now transformed into a vibrant community hub. The development’s master plan was created through close collaboration between vanOmmeren-architecten, ZUS [Zones Urbaines Sensibles], and Hans van Heeswijk Architects. This layered design approach is likened to a matryoshka doll, featuring intricate transitions between different spatial levels.
A 400-meter-long pergola borders the central square, acting as a transition zone between public and private spaces. The pergola connects the square to front gardens of residences, while collective rooftop gardens crown the residential buildings. These thoughtfully designed spaces encourage social interaction and foster a sense of belonging within the community.


Diverse Housing Typologies for an Inclusive Neighborhood
Inclusivity is a cornerstone of the Slachthuisdistrict’s design. Initially planned for 120 single-typology row houses, the project ultimately delivers 162 diverse homes. These include various sizes and layouts to cater to a broad demographic, making the neighborhood accessible to all.
The cohesive identity of the neighborhood is reinforced through shared architectural elements. Transparent entrance stairwells, dynamic rooftop gardens, and distinctive pergolas create a unified aesthetic while promoting interaction among residents. Inspired by the working-class heritage of the surrounding area, the design of the housing entrances pays homage to the district’s rich history.

The Slachthuisdistrict Haarlem Apartments prioritize sustainable living through a holistic approach to climate adaptation, energy efficiency, and ecological diversity.


Climate-Adapted Public Spaces
An integrated water management system ensures rainwater retention, infiltration, and reuse throughout the neighborhood. Large recesses in the central square function as water retention areas, while vegetative facades and green edges contribute to water buffering and ecological balance. Each home is equipped with a rainwater tap, enhancing awareness of water conservation among residents.

Renewable Energy and Eco-Friendly Features
Solar panels, heat and cold storage systems, and access to shared electric cars and cargo bikes make the neighborhood energy-efficient and future-proof. Nest boxes for birds, insects, and mammals are seamlessly integrated into the masonry façades, complemented by vegetation specifically designed to support local biodiversity.

A Car-Free, Community-Centered Neighborhood
The Slachthuisdistrict’s design minimizes car dominance, creating a pedestrian-friendly and socially vibrant public space. Parking is relegated to garages located beneath collective gardens, with street parking limited to the development’s periphery. The central square adopts a shared-space concept, welcoming logistics access while prioritizing pedestrians.
The square’s zigzag pavement pattern serves as a "connecting carpet," encouraging community engagement. This flexible space is designed for events, sports, and casual gatherings, enhancing the neighborhood’s role as a hub for social activity.


Architectural Excellence Inspired by History
The robust masonry of the monumental slaughterhouse is echoed in the design of the residential buildings, creating a visual and thematic link between past and present. While the exterior architecture reflects industrial heritage, the interiors—particularly around the collective rooftop gardens—foster an informal and welcoming atmosphere. This duality between historical resonance and contemporary living defines the architectural language of the Slachthuisdistrict.
