TH House by 85 Design – Sustainable Family Living in Hòa Hải, Vietnam
TH House by 85 Design in Vietnam combines sustainable living, rooftop organic garden, natural light, family-friendly spaces, and energy-efficient, eco-conscious design.
Located in Hòa Hải, Vietnam, TH House by 85 Design is a thoughtfully designed 104 m² family residence completed in 2023. Captured beautifully by 85 Studio, this home merges functional living with sustainable practices, organic gardening, and modern design principles. Collaborating with manufacturers like Electrolux, Hitachi Air Conditioning, Atarashiwindow, DaiDuong, Hafele, and Siemens, and executed by Antcons, the project reflects meticulous attention to comfort, efficiency, and environmental responsibility. Structural engineering was provided by SCiE.


Client Vision and Design Intent The clients are passionate about growing plants, especially organic vegetables and spices, but their previous urban apartment limited this pursuit. The goal of TH House was to create a space where the family could cultivate plants without chemicals while ensuring ample room for family living and weekend guests.

Key Design Challenges
- Maximizing Family-Oriented Space: The house needed to accommodate a couple comfortably, with extra space for children and grandchildren during visits. Ease of use, low maintenance, and security were central design requirements.
- Organic Gardening and Sustainable Food Production: The family desired to grow their own vegetables and herbs to reduce reliance on market produce that may contain chemical residues.
- Energy and Water Efficiency: Optimizing natural resources and implementing sustainable systems for energy and water usage was essential.


Architectural Solutions
- Semi-Basement Layout for Functional Optimization: To maximize usable space without increasing height, the house features a semi-basement that houses the garage, technical, and storage rooms. The first floor contains common spaces, including a kitchen, guest bedroom, and shared bathroom. Despite the narrow land plot, abundant skylights and automatic doors ensure well-lit, airy interiors. The second floor includes two bedrooms with a central worship area, complemented by a large skylight enhancing ventilation and natural light.
- Rooftop Organic Garden: The entire roof is dedicated to growing vegetables, spices, and small fruit trees. This green roof reduces heat absorption for lower floors, protects concrete from temperature fluctuations, and contributes to sustainable living.
- Energy and Water Efficiency: The design maximizes solar and wind energy using perforated steel bar systems that allow airflow while minimizing solar heat. Automated sunroof systems bring natural light and ventilation to bedrooms and bathrooms. Rainwater and irrigation runoff are collected in a large underground storage tank for reuse, ensuring sustainable water management.


Design Impact TH House demonstrates how thoughtful residential architecture can combine comfort, sustainability, and organic gardening. The integration of energy-efficient systems, functional family spaces, and rooftop greenery provides a model for future homes that prioritize health, sustainability, and well-being.
