A Dream Inspired by Nature
Villa Cava, designed by Espacio 18 Arquitectura, is a luxurious retreat nestled in the heart of the Mayan jungle. Inspired by the magical Cenote Suytun in Yucatan, this villa embodies the region’s natural beauty and spatial qualities. Developed for Adrian and Andrea, a young couple from Ottawa, Canada, Villa Cava is a sanctuary where luxury architecture meets immersive natural landscapes.
This project is not just a house—it’s a multi-sensory experience crafted for relaxation, inspiration, and personal growth.

Architectural Concept: A Modern Cenote
The villa’s design draws inspiration from a cenote, with natural light pouring from above through a glass-bottom pool, creating a magical interplay of light and water throughout the interiors. The architecture promotes a deep connection with nature, allowing guests to feel fully immersed in the surrounding jungle.
The structure’s raw wood-formed concrete creates a brutalist-inspired fortress, slowly revealed as a sculptural masterpiece. Every design element—from materials to spatial layout—harmonizes with Tulum’s humid, rainy climate and potential hurricanes.


Interior Design: A Habitable Sculpture
Designed by Kayla Pongrac, Villa Cava’s interiors transform the project into a livable, hospitality-grade home. The villa features a concrete portal surrounding two mature trees, leading visitors into a lobby bathed in natural light reflected through the pool above.
Key interior highlights include:
- Ground floor: Open-concept chef’s kitchen, study, large social areas, and a swim-up pool.
- Upper floor: Private bedrooms, a master suite with 30 ft ceilings, skylights, and a 20x20 ft square window framing the jungle as a natural “living painting.”
- Rooftop: Private outdoor seating area with panoramic views of the front jungle reserve.
The spaces are designed to guide visitors on a multi-sensory journey, with dynamic height changes and spatial transitions revealing new perspectives and experiences.


Sustainability and Contextual Harmony
Villa Cava was carefully crafted to blend seamlessly with its natural surroundings. Local regulations and existing flora influenced the villa’s layout, ensuring complete privacy and minimal environmental impact. Every fixture, window, and appliance was sourced from Mexico, reinforcing a true sense of place-based design.
Collaboration with local artisans, contractors, and landscaping experts resulted in a home that is both luxurious and deeply connected to the Tulum landscape.


A Global Vision for Luxury Retreats
Adrian’s vision extends beyond Villa Cava. The goal is to develop a luxury villa real estate fund throughout Mexico and globally, creating short-term rentals that combine innovative architecture, functionality, and human-centric design.
Villa Cava stands as a benchmark for luxury residential architecture, inspiring architects and designers worldwide to merge nature, design, and experiential living.
