Westbrook Residence by Alterstudio Architecture – A Contemporary Home Rooted in Austin’s Suburban Landscape
A nature-immersed Austin residence with masonry volumes, open living spaces, abundant light, and a modern single-level layout designed for comfort and longevity.
The Westbrook Residence, designed by Alterstudio Architecture, reimagines residential living in Austin’s post-war suburban neighborhoods. Completed in 2024, this 3,494 m² modern residence offers a sensitive architectural response to rapid urban growth, rising property values, and changing demographics. Instead of maximizing the allowed Floor Area Ratio (FAR)—a common trend in the area—the project preserves the community’s low-rise character while elevating spatial quality, landscape integration, and contemporary comfort.
Positioned on a generous suburban plot, the home adopts a low building-to-garden ratio, creating a lifestyle immersed in nature. The architecture emphasizes outdoor engagement through strategically positioned gardens that surround the residence, blurring boundaries between interior and exterior spaces.

A Modular Composition Anchored by Masonry Volumes
Alterstudio organizes the home around four masonry volumes, each clad in limestone brick with steel-framed openings. These solid elements contain the most intimate and private functions of the house—bedrooms, quiet lounges, and enclosed rooms designed for refuge.
Between these volumes lies a central living space, the heart of the home. This open area is framed by floor-to-ceiling site-glazed windows, creating a transparent boundary to the exterior gardens and allowing natural light to fill the interiors throughout the day. A continuous ceiling plane unifies these public spaces, enhancing the feeling of openness.
Above this interstitial zone sits a steel-clad upper volume, punctured by thoughtfully placed light chimneys. These openings carefully modulate sunlight, transforming the in-between spaces with shifting shadows and unexpected glimpses of the sky.

A Dual Experience: Intimate Rooms vs. Open Flow
The design establishes two distinct interior experiences:
1. Enclosed Masonry Rooms Private spaces are defined by solid masonry walls that create a sense of intimacy, isolation, and quiet. These areas provide retreat-like comfort and a pre-modern architectural sensibility.
2. Open Contemporary Living Spaces In contrast, the public zones are fluid, bright, and directly connected to the outdoors. Here, the family experiences a modern, continuous flow of space, enriched by garden views and layered natural light.
This interplay allows residents to move—literally and emotionally—between two worlds. Depending on the moment, they can settle into a cozy, grounded room or enjoy expansive openness and transparency.

A Home Designed for Lifelong Living
A key design strategy of the Westbrook Residence is its single-floor layout, enabling residents to comfortably age in place. Thoughtful circulation, accessible design, and immediate visual connections to the gardens create a sense of calm continuity throughout the home.
The architecture works not only as a personal sanctuary but also as a potential model for future suburban development—one that values outdoor space, neighborhood character, and human-scale living. In a rapidly densifying part of Austin, the Westbrook Residence stands as proof that sustainability, dignity, and modern design can coexist with historical context.
