Redefining Educational Architecture in Kotka
Located in Kotka's historic Kantasatama port area, the new campus for South-Eastern Finland University of Applied Sciences (XAMK) stands as a pioneering example of modern university architecture in Finland. Designed by AOR Architects and Architects NRT, the campus is a striking intervention that blends industrial heritage with innovative, sustainable design. The project is part of a broader urban renewal strategy that includes the adjacent Event Centre Satama, forming a dynamic civic hub in the heart of the city.




An Urban Beacon on the Waterfront
The relocation of the XAMK campus to Kotka’s city center aimed to provide greater accessibility while energizing the waterfront with architectural vibrancy. Drawing inspiration from maritime industrial structures, the building responds to its portside context with a monumental dual-pitched roof and an undulating aluminum façade that echoes the geometry of traditional warehouses. These bold forms not only create visual continuity with the nearby Maritime Centre Vellamo but also establish a new architectural language for the urban shoreline.





Sculptural Massing with Environmental Intent
The roof plays a central role in both form and function. Its south-facing slope accommodates integrated solar panels, while a wide overhang offers passive solar control, reducing the risk of overheating in the summer months. The folded structure shelters a series of terraced spaces inside, cascading across multiple levels to reflect the topography of the site. These terraces define the interior experience, offering moments of spatial intimacy within an otherwise large and open educational environment.



Material Expression and Visual Continuity
The building’s material palette is both minimal and expressive. The aluminum cladding, patterned in subtle wave profiles, captures and reflects light, animating the façade throughout the day. Tall strip windows and extensive glazing enhance transparency, establishing a dialogue between interior and exterior. Inside, the design transitions from stark industrial aesthetics to warm, inviting atmospheres. Acoustic panels in PET felt mirror the façade’s wave motif, while oak finishes in teaching spaces provide a natural contrast to the exterior’s cooler materials.




A Living Lab for Construction Education
As many of XAMK’s study programs are dedicated to construction and building technology, the architecture itself becomes a pedagogical tool. Exposed structural elements and visible technical systems serve not only practical needs but also educational purposes, transforming the building into a full-scale classroom. The open atrium, multifunctional library, and cascading staircases promote visual connection and cross-disciplinary collaboration.



Sustainable Design with a Long-Term Vision
Circular economy principles were fundamental to the project’s development. Flexibility is embedded at all scales, from adaptable classroom layouts to the strategic positioning of service hatches for future system upgrades. The concrete frame, engineered for a 150-year lifespan, anticipates evolving functions. With generous floor heights and rational structural grids, the building is ready to accommodate diverse future uses without sacrificing design integrity.





Social Synergy and Public Engagement
Beyond academia, the building is a civic asset. Its shared facilities with the Event Centre Satama foster programmatic synergy, supporting cultural events, conferences, and large gatherings. Rooftop gardens on the upper levels extend the building’s educational reach while offering spaces for community events and relaxation. Informal gathering areas within the terraced interior further encourage interdisciplinary dialogue and social connection among students and faculty.




A Model for Future Campus Design
The XAMK campus project exemplifies how modern university architecture in Finland can fuse pedagogical innovation, cultural heritage, and environmental responsibility. By elevating the educational experience through spatial intelligence and sustainable design, this landmark building sets a precedent for the future of academic architecture in urban settings.
