Nestled in North Jakarta, Indonesia, the House on V-Stilts by K-Thengono Design Studio is a striking example of sustainable waterfront architecture. Designed for resilience against land subsidence and coastal flooding, this elevated home combines luxurious living with innovative engineering to create a flood-proof sanctuary. Covering 550 m², the residence was completed in 2024, photographed by Mario Wibowo, and showcases meticulous collaboration with specialists in lighting, landscaping, MEP, and structural engineering.

Elevating Design for Coastal Resilience

Facing land subsidence caused by excessive groundwater extraction, the homeowner required a solution that would preserve the property’s integrity while enhancing its connection to the water. The design team implemented a pile-slab foundation to secure the building against shifting terrain. Complementing this, a 4.5-meter dike protects the rear of the property along the canal, providing long-term security against flooding. Critical systems such as plumbing and electrical conduits were strategically placed underground and anchored to the foundation, ensuring durability and minimizing damage risks from future land movement.

Innovative V-Shaped Stilts and Functional Layout

The house rises gracefully on sleek black V-shaped stilts, elevating the living areas above ground level to maximize ocean views and flood protection. The reduced number of columns maintains an open, minimal aesthetic, while panoramic vistas remain uninterrupted. The residence’s layout reflects a lifestyle-focused design:

  • Ground Floor: Safe at 3.3 meters above original terrain, it accommodates parking and service spaces.
  • Second Level: Features a social hub with a pool for relaxation and entertaining guests.
  • Third Level: Private bedrooms provide serene retreats with captivating sea views.
  • Top Level: Multipurpose space with a large balcony overlooking the canal, perfect for gatherings or quiet reflection.

Sustainability and Nature Integration

Sustainable design principles are central to the house’s concept. Each floor is carefully oriented to maximize natural light while minimizing reliance on air conditioning. For instance, the second-floor workspace sits beneath a cantilevered structure that shields it from harsh east-west sunlight, while the living room faces a nearby park, naturally moderating afternoon heat. Durable materials reduce maintenance requirements, and a rainwater harvesting system supplies irrigation for the landscaped gardens.

The outdoor areas are both functional and ecological. Coastal-adaptive plants and edible greenery serve as natural windbreaks and enhance biodiversity, while designated pet areas and terraces create spaces for yoga, barbecues, and relaxation. A private pier completes the seamless indoor-outdoor living experience, connecting the home to its waterfront setting.
